Is it just me or does that sound absolutely insane €750+VAT?? We’re up to what now? +€1500 in certificates before you can even start to sell your house?
Utter nonsense.

  1. You also need an EPC certificate that could also cost 200€. After all it will be a similar price, but since testing will be needed it costs more

    I find it normal that when you buy something, you at least now what the quality of the ground, building, EPC,… is before you have a lot of extra costs. And what is the cost of 750€ when most buildings sell above 200.000€? I think you will have your 750€ quite fast back once it is sold.

    If you are selling your house as owner your only objective is to get the maximum amount for your house.

    You are therefore inherently untrustworthy to supply me with any information that might lower purchasing price. Of course it is only logical that any buyer would want as much infirmation as possible from a non-affiliated expert on the condition of the house.

    If you want, nobody will stop you to add €1.500 to the purchase price.

  3. Wij verkopen een huis aan zee. Zaterdag is de controleur voor asbest langsgekomen. Prijs was 550 +btw, 2 stalen voor labo inbegrepen. Maar als hij er was wist hij doodleuk te vertellen dat er minimum 2 stalen per verdiep moesten genomen worden. Dus +50 euro per staal, nog eens 200€ +btw.
    Op de koop toe boord hij gaten in de muren voor staalname. Zitten nu met 6 gaten in de muur van 3cm diameter.
    Als je er een nodig hebt. Best offerte vragen met prijs al in.

  4. It’s becoming very expensive to sell a house. Nearly impossible even for older ones. Is that because consumers deserve info or are politicians (not rarely sleeping with real estate) are making sure houses end up with property developers (as they have a profitable business running).

  5. Als jij het denkt zoveel goedkoper zelf te kunnen doen, moet je misschien zelf een gecertificeerd asbestlabo oprichten, zelf staalnames gaan doen, een masterdiploma chemie gaan halen, en een rapport opstellen van 30 pagina’s met alle data, bevindingen en plan van aanpak voor verwijdering.

    Nee? Ah, ik dacht het al.

    -Het bodemattest

    -Het stedenbouwkundig uittreksel

    -Het postinterventiedossier

    -Keuring elektrische installatie

    -Het Energieprestatiecertificaat (EPC)

    -Asbestattest

    -Certificaat voor de stookolietank

    -Overstromingsgevoeligheid

    -Informatie uit het Kadaster

    -Informatie over de erfgoedwaarde

    ​

    Belgium is fun.

I mean, when *buying* a house you have to pay stuff like registration costs or VAT on top of notary costs etc. That the seller cough up some pocket change to guarantee that they’re not fucking over the buyer too much doesn’t sound excessive to me. And it’s really pocket change, 1500 euros lis like half a percent of the price of an average house. Registration costs for the same house are almost 10k.

  8. It is a lot but was expected, should be subsidised more though.

    We’ve removed all asbestos during renovation. You can’t believe how much asbestos there was and for which purposes. (Decorative wall frames looking like wood, door insulation, roof protection, plaster, floor protection, piping, …)

    It is good that the government stimulates removing asbestos and forces to be transparent about it.
