Catherine Conlon: Why are there so many empty houses in a housing crisis?

  1. 1. The homes are in places people can’t/don’t want to live in for reasons including family and friends, job opportunities, no craic, etc.
    2. Our tax code does nothing to disincentivize underdevelopment of valuable land, and as currently enforced, it actively incentivizes dereliction

  2. The fact that they are derelict or near derelict is a big factor. First you need money to put it in a livable condition, which is not cheap if the property has been vacant for a number of years, and second, you need skilled workers to carry on the refurbishments. I am sure everyone knows how hard it is to find a tradesperson that does quality work for a reasonable amount of money and is not booked until next year. So unless there is an incentive for the homeowner to spend upwards of 50K just to rent it and hope to get it back in the next 10 years and more trained people to work on such buildings, all these articles are pointless.

  3. 30+ years of having a front for companies in lieu of a government. FG have been very successful in reverting us back to being a British colony, we now have a landlord caste system.
