Unfortunately the process to find a good flat truly is not easy. We had found a flat and paid the three month deposit and first month rent(sent them nearly 8k euros already). We went to the handover appointment today and saw that there were loads of little black bugs in the house, mainly close to the balconies but also in the fridge, bathroom and bedroom. We have no idea what these are but wanted to cancel the contract and the agency refuses. We have no idea what to do. They are saying they can give 100 dollars for cleaning but will not cancel. In my opinion taking a flat with bugs surely should not be allowed? Any input or experience is greatly appreciated (I’ve added some images below)

Those look like mom and baby spiders. Pic is not clear but if there is a web it´s spiders. Don´t kill them, they are usefull, they hunt other bad insects. Take them out and let them free.
Try and make close up photo so we can identify them. It´s very hard to see what they are.

All flats have bugs of one kind or another. You viewed the flat, you agreed to take it, you paid the deposit and the first month’s rent, and *now* you say you don’t want it because of the bugs?
It’s impossible to tell from your photos what they are, but they’re definitely harmless. Take the €100, get some professional cleaners in, it’s really not a problem.
