Lloyds removes EWS1 requirement on properties 5 storeys and higher

  1. How I read this is, Lloyds don’t require an EWS1 certificate to be able to lend to resolve cladding issues on buildings 5 storeys or 18 metres or higher.

  2. Now, here’s the crucial bit. In Scotland, there are only a handful of building surveyors with the skills to award certificates of satisfactory compliance, so the EWS1 forms are the government way of speeding up property transactions and / or insurance. In England it is probably worse. As a result of a tragedy, the respective devolved governments have identified a need for a very specialist skill set required within fire brigades and building standards. That in turn has led to serious stoppages as a result of there being too few untrained staff almost overnight as well as ill thought changes in buildings standards given to lenders and insurers by politicians whose knee jerk reactions have not awaited reasoned scientific and buildings consultancy input….
