Yeah might be lack of awareness, but might also be lack of registered tenancies, and people scared shitless if that’s found out they’ll be thrown out of their homes.
I mean maybe. Certainly the case for me anyway.
There are 2 problems here:
1) Officially you can’t apply if your landlord isn’t registered. Strictly it should not even be your business to know if you are registered or not; this is the landlords responsibility so you SHOULD be able to apply and have Revenue chase them if they didn’t register. The way it is done now (needing you to check if you are registered) is ridiculous.
I’m aware you can fill in the form without the RTB number but Revenue say that the tenenacy MUST be registered (so it might bite you in the ass later)
2) We need stronger protection for renters so people don’t live in fear of being kicked out if they apply and get their landlord in trouble.
Considering many people like myself live in fear of reporting broken stuff incase it leads to a rent increase or eviction…. the gov went about this completely the wrong way.
Too much fucking around going on.
My hunch is the amount of landlords not registered and more importantly not paying tax is in the high 5 figures.
And tenants are too scared to claim the credit.
Can’t speak for everyone but when I tried to apply,it said I couldn’t until February ( new tax year I suppose)
clearly they haven’t followed the instructions on how to do it:
1.open Reddit
2.go to r/Ireland
3.search the sub for “rent tax”
4.ignore the dozens of posts
5.create your own post asking the same fucking question
6.wait for u/relax_carry_on to paste in same comment

How do I claim if I already did my tax for last year
My landlord just agreed to go official and register. We’ve been living here for 2 years. Can I still claim something when he registers in the next weeks does anyone know?
How much are taxback.com paying them to constantly give them attention, fuck sake.
Also, on topic, give it time, did ye expect all 400k to apply on the 1st of January!
I wanted to, but it turns out my property which I’m renting through a property letting agency isn’t even registered, don’t fancy risking it at the moment because I’d be homeless if they decide to suddenly “sell” or up the rent. Can’t risk any trouble. So
It’s not even February, what is the rush? I haven’t claimed it yet, doesn’t mean I won’t. I’d put money on lack of awareness and the fact we are barely into the new year. An information campaign should be done though, I live with foreigners so they didn’t even know what the budget was.
2023 students won’t start claiming until Sept etc etc
Licensees are also eligible, you don’t even need your landlord’s PPSN (it asks but is not obligatory.)
