I have been trying to understand Biddit a little bit better. I have already analyse some properties and the price development on this platform. Now, I found a property which is quite interesting for my family. Of course it needs to be totally renovated, but I was wondering if there are any other major flaws or things that I might be overseeing (e.g. lack of permits, depts etc.)? My dutch is not great….
Any help is greatly appreciated!

You can ask the commune if it has a permit and any known building infractions.
Biddit is a platform of by the Belgian notaries (Notarissen). I would think that there won’t be anything legally wrong with permits etc. Good luck!
EDIT: apparently this is not true, surprisingly.
Oh wow. I grew up in that street! Those houses were built in 1904 and this one has to have everything redone (electricity, plumbing, heating, roof) and isolation added from the inside. Permit wise all should be fine as all looks original. The neighbourhood is very good, surrounded by parks, schools and public transport. WSP is not cheap but keep it below 300k. It’s one of the smaller houses in the street and outside area is almost inexistant.
Not sure if you know how Biddit works but properties like this will get a lot of bids. It’s likely that this one will go way above 400k€.
Don’t forget that the price you see there is just the current bidding price. Most of the bidding will be done in the last hours before the end. I don’t expect this house to sell below 350k€.
You also have a bit more costs if you sell through Biddit so keep that in mind. Also don’t forget that you will need to pay some things very fast after the end of the bid (notary costs mostly).
Now for the house in itself it looks sound, doesn’t seem to have specific additions that might be illegal (this can be checked at the municipality). All in all the house looks nice (except that it needs a lot of work).
The localization is nice. Just note that it might be hard to park at some times due to the proximity of the hockey/football/tennis clubs.

Its EPC value is G. You’ll need a big renovation to improve the energy efficiency. By law you will have to improve it up to some level within a few years. Probably the walls are just one brick layer.
Keep in mind, this most likely needs well over 100k in work done (prob closer to 200k). Electrical, plumbing, roof looks bad (wood is warped), the walls look wonky, isolation is prob non existent. Most likely has asbestos. There’s moisture and mold problems I think based on picture 20.
My house was like this, but at least 3 times bigger, with 2 garages, and no neighbors. Paid 125k.
Been renovating it for years.
I’m not going to lie, looks like a torture home that’s a money sink.
