    Maar op zich wel goed, hopelijk verhuizen meer mensen wat goed is voor de renovatiegraad en de files.

  2. Wow and all the people that bought a house / apartment between the removal of woonbonus and now get f’ed straight up (paid 6% RR). Hope they do something like some tax return for the other 3 %.

  3. In principle I’m happy that the government is addressing the housing crisis and the fact there is now a marked difference between registration taxes for those living in a property vs those buying as an investment is a great step.
    However (as a home owner) it does feel like 3% is simply too low. If we ever want to move away from taxing labour to taxing wealth in this country, taxing those who are fortunate enough to buy a house is quite essential. I would have preferred the RR to stay at 5-6%, but 15% for those buying as an investment or second home.

  4. When would these changes go in effect? Is it still gonna be this year, or early next year?

    Im close to buying my first appartment, but im not sure if it is worth to wait for these changes.

  5. As someone who has just signed a ‘compromis’… Has it been announced when they’ll start doing this?

  6. In Wallonia it’s still 12% for most houses, and you pay the full amount everytime, no deduction of the previously paid tax.
    And prices are higher than in Flanders, prices are crazy around Liege.

  7. In principle, this is a great measure – but I do feel annoyed. We missed out on the woonbonus. We paid the 6%. Meh. That money is gone now. And yeah I know prices have risen even more the past year and I can’t complain knowing that we were even able to buy a place. But the government already screwed me over once before with the ‘kindergeld’ for my kid (born before the new arrangement, so they’re worth “less” than kids born today). And now this too? Meh.

  8. This is a great measure. 10% to 12% is only minor though, 15% wouldve been fine too.

    Finally something that will make it easier for young people to compete with investors.

  10. Is this good policy? We saw the effect of the woonbonus, it just meant that houseprices went up.

    Year 1, semester 1 economics teaches you that if you give a subsidy for essential goods, the price just rises to capture that subsidy. Why? They’re essential goods, it’s not like we can all just stop buying houses.

    Seems like something politicians do to get some more votes before de verkiezingen…

  11. To be clear, this announcement is just part of the so called *september declaration*. Sort of a high level declaration of what the Flemish Government plans to do. So a long way from being an actual law.

  12. From what I’ve gathered, this applies to the family dwelling (“gezinswoonst”). So even if you bought a house now or X years ago, the same principle should apply if you change homes/apartments when the new law goes into effect.

    Zolang nieuwe huizen duur zijn, zullen oudere huizen net onder die prijs blijven.

  14. Right now there is a tax exempt on “bescheiden woningen” of 80.000 euro, for houses that cost less than 200.000 euro (or 220.000 euro when in a city). So as of now when you buy an apartment or small house the tax is already 2-4%.

    I wonder this tax exempt will stay with this new law or not. If it goes it could actually fuck over people who can only afford to buy small property.

  15. Bit misleading that article isn’t it? I read the English version and it clearly states for first time buyers only.. That one, reading the title, talks about buying a house or apartment.

  16. 3 months after it goes into effect: “houses went up in price once again!”

    Sadly making steps of the process cheaper only makes sellers and houselords ask more money.

    Give funding to lower rent? Rent goes up.
    Give tax cuts to help people find a house easier? Prices go up.
    Give bonusses if you buy a certain type of house? Those houses suddenly become higher value.

    Its practically a snowball effect… And I have nothing to say as a solution because there aren’t any that directly benefit the people that need help.

  17. Solution is easy, make a law that is retroactive that doesn’t allow people to invest in second properties anymore. Then start building a crapload of new houses. I’m also temped to start a workgroup or something and go to brussels for a manifestation.

  18. Mijn compromis is getekend. De akte verlijd op 9 januari 2022. Als ik de notaris de akte laat opstellen na 1 januari geniet ik dan nog steeds van deze reductie of ben ik al te laat daar mijn compromis al getekend is?
