Well that’s on them giving notice before they had the keys.
Sale agreed should mean something
List prices should mean something and bidding wars would be done away with
People should legally not be allowed to list houses until they have their documentation in order (deeds, probate etc)
Even just the last item on the list would.make things run so much smoother.

In other countries there’s a money involved far earlier in the process of either party pulls out they lose the cash. It’s a ridiculous archaic system here, the process moves incredibly slowly (not helped by inept solicitors and agents) which just harms both buyer and seller.
It’s happened before and it will happen again. Other countries have contracts signed at the time the purchase price is agreed, subject to finance, satisfactory reports (land, structure, and title). It helps prevent new bidders appearing and Gaz thumping or purchasers pulling a swift one by demanding a price drop on the day.

There’s 3 houses for rent,(1 x 2 bed & 2 x 3 beds) within 10/15mins of Ballinrobe for between 800-950euro per month. One in Ballinrobe itself for 850.
Homeless my arse. Even if they quit their jobs the 6000 deposit being returned would cover rent up to December.
Using the word “homeless” to add clout to every housing related grievance is becoming the norm in Ireland. “Landlord put my rent up by 200 per month, now im at risk of homelessness”….fuck off.

Never give notice without a signed contract. This is abhorrent behaviour but still, cover your arse. Getting out of a rental contract is far easier than finding a new one at short notice.
Sale agreed should be a legal contract
We bought a house recently. We viewed it twice and on the second viewing were told there was a cash offer of asking price. These bidders were buying entirely with cash and if we wanted to, we needed to make an offer soon as the vendor wanted to wrap up the sale.
We felt under pressure but we loved the house and it was still in budget. So we offered 5k more than asking. A week went by and we got a call from the agent saying the vendor wanted more. I asked had any new offers come in. He said no. So I said thanks, we’ll stick with our offer. Went sale agreed that day.
I felt uneasy about the whole thing, like we were being taken for a ride, that the cash offer never existed. Why would they accept 5k more from us who were relying on a loan coming good, instead of taking the guaranteed cash? We considered withdrawing our offer to call the agents bluff but in the end we stuck with it. The way things are who knows how long we’d be waiting for another “right” property to come up and what interest rate we’d end up paying.
We’re in the house now and we’re happy so that’s the most important thing.
In South Africa, you sign an offer to purchase, which specifies the conditions under which you may withdraw from the sale, basically mortgage not approved etc.
If someone withdraws and it’s not covered, the other party can claim damages.
This is also handy as it’s basically your offer, stops the whole problem of ridiculous bidding wars, phantom bids etc. like Ireland has, as it’s binding once the seller signs it.
in current market I would never give notice to landlonrd before having a keys and title in my hand..

I remember my previous landlord chasing me out of his rental when I bought a place.
I said to him, just a head’s up I bought a place and will move out this year but I don’t know when. I am hopeful it’s in September
He said can you put that in writing.
I did.
He said I gave him notice I was moving out in September.
I disagreed.
When I finally got my keys in December it was a bit tense between us but there was nothing I could do
