‘Abusive and coercive’ landlord ordered to repay £2,817 in rent to tenants

  1. rulings like this should result in the landlord having to declare on advertisments that they abused their tenants.

  2. Joke of the verdict. Any landlord found to be abusive and coercive should have property taken of them converted into social housing and be banned from renting property for min of 10 years.

  3. “The tenants, who were students at Nottingham Trent University, made allegations that their landlord was “persistently attending the property without good cause, sometimes at unusual times late at night or early morning.””

Just a normal day for a landlord, surely. That kind of shit is why I sacrificed so much to buy my first house. If they can actually be punished for it, that’d turn renting on its head.

  4. Landlords can be utter bastards to students. They think they can get their way because the students haven’t rented before, and there’s a lot of demand for even mouldy and unsafe flats. I know parents want their young adult kids to be independent and learn these for themselves, but for property viewings, you’ve got to have an adult with the confidence and experience to call bullshit.

Students need to foot down for the small stuff like coming by without notice, and take photos of any damage to the property on day 1 so that the landlord doesn’t try and take the deposit away from them.

  5. In my previous student house share, the landlord was super strict about mess in the kitchen. So much so that he (or his assistant) would confiscate our dirty dishes in the kitchen sink and lock them up in the kitchen often without warning. One time I was unable to cook anything for 3 or 4 days cause my pots and pans and dishes were locked up in the basement.

The landlord also had a CCTV camera in the kitchen because he claimed it was not private property like a bedroom. He said he didnt know who was running the camera which was very sus. Apparently he made very bigoted remarks to the women students living there such as “why are you wearing that” etc when he walked in without giving advance notice into the kitchen. There wasnt even a living room just a couch in the kitchen.

We didnt even have access to the front door because it bothered the neighbours and had to use the back door which was through a parking lot. I complained many times by email and he said he was not doing anything wrong. I even wrote an official letter to him and got signitures from other students who wrote problems they had with him but he wouldnt budge.

I asked a local organization to me that was volunteer run so they couldnt do much to help but they did say I had a strong case and the landlord was definitely not right what he was doing. Unfortunately it went nowhere and I had no choice but to stay there and did not get compensation or anything.

  6. Tbf, it’s not exactly anything new.
When my (now) wife was studying in Bradford, the landlord or his sons would turn up pretty much as they pleased; enter unannounced without knocking, using their own keys.
They’d adjust the thermostat, and illegally do other things to reduce their outgoings from the students.
They even tried to intimidate me, claiming could visit, my car was there all the time, etc., and tried to force me to leave the building – all while I was a guest of one of their tenants! Didn’t work though, I wasn’t backing down.
Give these landlords an inch and they’ll walk over you; taking all they can.
