Not sure the parties to a rental agreement can opt out of statutory protections for renters by the parties both agreeing to a term in the rental agreement that describes itself as ‘non-cancellable’ or words to that effect. . .statutory protection is there for a reason. . statute evens up the balance of power that the parties bring to the rental contract. . Perhaps a better thing would be for the renter to agree to forgo all their human and natural rights as a British subject. .that would work
