Hallo everyone my first time writing here , i been living in germany and in Düsseldorf for 3 years now. my Lanndlord has always been very weird and always saying stuff that don’t seem very reasonable, a few days ago he sends us a letter which was directed towards from from Stadtwerke and on the back of the Formal paper from Stadtwerke he writes us a message how we have to share the nachzahlung with him. Can he do that? And should we share the Nachzahlung costs with him? What are the rules of germany is there such thing as sharing Nachzahlung share for the building you’re living in?

  1. Generally speaking, every month you pay rent and a contribution towards variable costs, like heating.

    At year end they calculate if what you paid covers all the cost or if you need to pay more, or even he needs to pay you back.

    Some nice landlords pay you the deposit back when you leave and may contact you for this extra payment. Some keep the deposit until this is settled.

    I guess he is talking about this.

  2. It is absolutely common that all the parties living in apartment share the electricity (and utility costs) for common spaces. This would include for example the electricity for the lights in the hallways. The 3k kWh labelled “Flur” is interesting though. The average energy consumption of a single household is 1.3k a year

    I am not certain how it works but I assume that if you rent out apartments you’re gotta be able to read at least the warm water with your personal meter. Your easiest bet would be to join the local Mieterschutzbund to figure out if and what goes wrong.

    I am think that a letter saying “pay me this” doesn’t follow the formal requirements of having a list of items and the quantifier to see which part of the item you’ve gotta pay. The quantifier would be something like “square metres rented divided by all square metres of the house times 100”
