Hi ! Would love to hear your thoughts about buying this house – [House for sale in Overijse – Immoweb](https://www.immoweb.be/en/classified/house/for-sale/overijse/3090/10687742). This 3 façades is part of a larger area with similar “clés sur portes” houses.
This one specifically is a 146 m² living area on a 258 m² surface. The expected PEB level is A+. My understanding is that it was in a vineyard area that got approved for construction by the gemeente; so it’s quite in the center of Overijse. Although I’m satisfied generally with everything, few things bother me:

\> There is another public part that will be built a few meters away from the block of houses. But my understanding is that social housing will also be constructed on the other side of this small parc…
\> The housing dimensions are nice – but as there is no garage or cave, I wonder how to store things such as bikes, boxes, etc…
\> I struggle with simple logistics placement like, hanging clothes or places for shoes as entrance hall is practically inexistent and place under the stars is limited.
\> The garden feels very small – whereas other blocks (already sold) were cheaper with bigger garden (and same housing area).
\> Although the concept of glass entrance looks very cool and artistic, it feels like a loss of space
\> It’s a two floors house – but the roof is just above the sleeping rooms. There is no attic. I feel like this would be a cause for concern during the summer due to the heat…

What are your thoughts ? Am I overthinking ? I don’t know this place that well so it’s a new discovery, but I don’t know if given all of the above, this place would see any increased value over the time ?

  1. They might have a parking spot area at the entrance of the domain?

    But you probably have to sacrifice the third bedroom for storage space, or make optimal use of all your walls. Typical nieuwbouw project, not bad to start if you are young.

    No opinion on the price though
