Hello, I’m moving out from my actual dormitory (Studentenwerk Dresden) to another one and I’m wondering about this part:

Die aus der pauschalen Miete ermittelte Bemessungsgrundlage für die Zweitwohnungssteuer beträgt 209,95 €. Ist der ausgewiesene Wert „Null“, ist für die Mietsache keine Zweitwohnungssteuer zu zahlen.

Is this only a information that I have to pay such amount monthly if this flat would be my second one (at the same time)? In my case it doesn’t matter because I’m an international student and this is my only flat in Germany, right? On the previous Mietvertrag I had amount 0€ but it was a room without kitchen and bathroom, now it will be Einzelapartament.

  1. Yeah Zweitwohnsitz Steuer is only for the case when you have 2 flats. E.g. some students have their first Wohnsitz at their parent’s house and second one at a students dorm.

  2. No, it is just an info that if your first residence is in another city, and this is your second residence, the city will calculate the tax based on that number. It would be 10% of that number.

  3. The Zweitwohnungssteuer is to be paid based on the net rent. In your lease it is mentioned what that net rent would be (209.95EUR). Every city can decide by themselves what a “Zweitwohnung” is and what the tax is (Dresden is 10% (I think by quickly googling)). If it is a 2nd renting space for you, you need to contact the city and set up a pay scheme for the tax based on that net rent statement on your lease. Since for you it is not a 2nd home, you can ignore this information.
