Question about rent contract: only €48/month extra, forever? Or can that be changed?

  1. It’s my first rental contract in Germany, and I’ve been here for a few years now – 2024 is the first year where there isn’t a set price for the rent. Coming from a country where rent control isn’t a thing, is this right? I just pay the last year’s monthly rent cost + €48/month + Nebenkosten, for the next 50 years if I want to?

  2. Staffelmiete is something I wouldn’t touch with a ten-foot pole. Only Indexmiete is worse. If you do this for another 50 years after 2024, you’ll pay 4300 per month in the end.

  3. Staffelmiete is one of the worst types of rent. Rent will increase for 48€ indefinitely on a yearly basis.

  4. Yes, but it is also quite uncommon that rent increases every year if you don’t have this type of contract. Usually landlord can only raise the rent 15 months after you moved in and only up to the common rent for that area and only at a maximum of 20% within 3 years, so if 150 Euros is more than 20% of your current rent (Kaltmiete) you are worse off than the legal standard.
