This is not a rent contract, this is an addendum to the existing contract for a WG (shared accommodation).
Nothing in it seems to be obviously illegal as it only states that a new renter (you?) is moving in, replacing an old one as part of the deal, everyone already in the WG has to sign it, and to inform the inhabitants that the cold rent (for the individual) will increase by 20€ each time the tenant changes – which is something I have not seen like this before, but also isn’t illegal I assume (and doesn’t affect you personally anyway).
Dealing with the Kaution among each other can go horribly wrong, but I guess it isn’t illegal per se and certainly easier for everyone involved as long as everything goes well …

are you aware that you are potentially liable for all expenses accrued by the whole WG?
