‘Rapid-build’ modular homes slower to deliver than expected, says Taoiseach

  1. The biggest single cost of a home is the land it sits on. That will only become more expensive unless something remarkable happens with land laws. The second biggest cost wedge is taxes. Again nothing is going to happen there to reduce price of a home. As for speed of delivery you need the right plots and locations to allow quick infrastructure support and assembly of scores of homes.

    The whole point of modular construction is speedier and efficient construction which suggests that the land and taxes elements will be a larger part of the total cost.
