Sooo i have a 2 story house building in Cyprus which because of its old age am thinking of tearing it down and adding an underground parking and 4 stories on top of the ground floor

Has anyone here know how much it will cost me “ballpark” for

1. Tearing down the existing house
2. Building the new one

And also which companies are reputable here and won’t rip you off

  1. I wouldn’t go for un underground parking and just have the ground floor be the parking/lobby/storage rooms for the 3 floors on top of it. Also check if you’re actually allowed to build a 4 storey building on your land.

  2. It depends on location, planning zones, square footage etc, it cannot be advised from a comment to be honest.

    I remember seeing something the average building price in last quarter was around 2100euro per square meter. But you also need to tear down so of course it will be more. So as a ballpark i would say it will cost enough money to warrant actual technical quotations and not free comments here :p

    Have at least three different companies give you their quotation and compare what suits you better. If possible to get more quotes then better.

    When i had renovation done earlier this year i brought five contractors to explain to me their process, and give me quotes (usually its free but ask beforehand about quote prices). It helped because by the last contractor i had a general idea who was bullshitting me and who was overcharging or even undercharging can be a sign of bad workmanship.

  3. Does your plot even allow building 4 floors? About the companies, I think it would be helpful if you could write the district you live in.

    I think it’s gonna be hard to give you a ballpark figure without the plot size, buildable % and your budget and possibly other info that the construction experts (not me) on this sub reddit might need

  5. Better try found architect otherwise it will be extremely expensive if you are not in field.
