It’s proposed location is very close to the rail line and the M1 motorway and would hopefully lessen the pressure on Dublin port, allowing the government to push through reductions in its size for housing projects.

Mini Manhattan for the docks
Ain’t gonna happen. Dublin port will still be open. Also the train line going to Drogheda is only 2 tracks and already over capacity.
Also Dublin port is built of reclaimed land. Allot of it on the tolka estuary side is sinking. I can’t imagine it being safe to build housing on
