Hello /r/belgium,

We recently bought a house with an EPC-label of F. We know where the biggest issues are: walls, floor & inefficient heating. But is there any way to calculate or estimate what the EPC-score will be *after* renovations? The guy that came by for the walls said they are unable to give an estimation due to the fact there’s a lot of variables involved.

The reason I’m asking is because if we can get the house to a label of C, we are eligible for the ‘[renteloos krediet](https://www.vlaanderen.be/renteloos-renovatiekrediet-rentesubsidie-bij-energierenovatie-na-aankoop)’ from the Flemish government and also a [EPC-label subsidy](https://www.vlaanderen.be/epc-labelpremie-bij-energierenovatie) of 2.5k for getting to C. Basically I want to be sure with the renovations I plan, that I get to that score.

Anyone has experience with this or recommendations?

  1. The guy was right, it’s not easy to make an estimate about this.

    You can ask a dedicated EPC-reporter to calculate the score, but he will need to know what insulation and thickness, what building materials, etc. you used. Which I hope you documented along the way.

  2. In the EPC document you received there should be a listing of “how much savings” you can do by changing one factor.

    EG, for me (D-label), if I were to insulate the roof with the stuff they prescribed, I’d jump from a D to a C.

    Isolating the walls would make me jump from a D to a B.

  3. Let a contractor come and let them make an estimate. Ask different quotes to different contractors, they can differ a lot in price.

    Also check out if your city hall has an energy consultant. They come over to your house and give advice depending on your budget.

  4. Personally, I can attest that wall isolation helps a lot. Ever since I’ve done it, my rooms are easier to heat in winter (have a house with a full wall on the northern side and rooms on that side used to be frigid and nigh-on impossible to keep warm) and it takes longer in summer before the house becomes too hot.

    Not to mention my heater fuel consumption has nearly halved. Can’t say much about the EPC-score change, as I haven’t asked for a new rating. I can only talk about the end result. 🤔

  5. You could use the “Check je huis” tool from Stad Gent. You can fill in a bunch of information about the current situation of your house and the tool will tell you what changes you can make and what impact they’ll have (energy cost, EPC and CO2 emissions). It’s a really great tool.

    A lot of cities also give free renovation counseling. These experts might also be able to give you the answers you’re looking for.
