You should be careful. You might get surprised during or at the end of the tenancy!!

It’s an awesome, convenient alternative to a deposit! It means you pay approx 3/4 of the cost of a deposit, and in return, get absolutely no protection or conditions on when it should be returned!! Great, right?
I mean, the optimist in me wants to think maybe it really is just rent in advance, but as rent is generally paid monthly, how would 3 weeks in advance work? Unless they want you on a 3 week rolling contract, which may be one of the few things that negates your right to be classed as a tenant (almost always minimum monthly contracts).
This no deposit whack-a-doodle should be adversely avoided
