I feel this might be a good place to provide a little insight into the lie that has been the might “growth” and prowess of the Chinese economy.
As many of you are aware there has been a string of enormous real estate giants in China. Companies declaring bankruptcy with 300 Billion USD dollar debt. Possibly you have seen some of the many, many videos of whole apartment complexes being bulldozed, and many more incomplete buildings, sometimes with just framing and bare studs but being lived in by the purchaser.
In China a purchaser would approach a lender to obtain money to purchase a property. Loans could be arranged for up to 100% of the price. But the interesting twist is that you would walk into a bank during the sales phase of a project, possibly being months or yrs before it was started, and the bank would not just approve the mortgage but they would fund the whole amount – to the builder! So immediately the purchaser starts paying the mortgage with nothing tangible in existence. This is unlike many western jurisdictions (Canada, most of northern Europe, some states in America) where the downpayment on a property is limited to a small portion of the purchase price and has to come from owner equity – the lender only advances the balance upon closure of a certified completed property. China? Nope.
Millions upon millions of Chinese people obtained mortgages but the properties were either never built at all or were only partially completed. Embezzlement every step in the process was obscene.
Chinese people often bought multiple units. The reasons are complex but all have to do with obtaining access to better schools, medical care and other facets of quality of life, for you or for your children.
So in say North America there is various forms of recourse depending on your state or province you live. You could walk away, sue the builder, the govt would reimburse you, etc.
Not in China. Your on the hook for the full amount of the mortgage, which by the way is at fairly expensive interest rates. If you try to walk away the court might refuse your attempt and it also affects your standing in the social credit system (you have heard about that by now). If you have poor standing in the social credit system you are truly and totally fracked. You can’t take the public transit system in some places, you can’t drive on the roads, you can’t access medical care, your kids cannot go to school. The list is endless.
The way the govt has tried to manage it is easy credit. Every chinese family has debt coming out of their ying yang. Credit cards all maxed? Apply for more. Borrow of parents. Work a 2nd job. And wages are very low compared to the borrowing costs. Anything and everything to avoid defaulting as it would slam your social credit standing and doom you (and your family).
China did this for a decade all under the stewardship of Xi Jinping. He is the architect of the state as it is today. More then 10 yrs of stellar growth were substantially propelled by what I described above.
But it was all a shell game and house of cards.
I know about it as I own 2 of these units! Foreigners could purchase and I have (had) some longstanding relationships in China due to past business and family. Fortunately my units were in Nanning and Fuzhou and both I and my partners understood the system and avoided it. I would go so far as to suggest that out of every 50 buildings we examined only one was not a scam.
I have only named one of the many pressures on China. Inverse population curve that is accelerating, manufacturing leaving China – the offshoring out of China has been accelerating in the last 5 yrs, and many other pressures.
So the offset is a very bombastic drumbeating foreign policy. A tried and true methodology by a one party system with essentially a dictator at the top. China is really and truly in an ever deteriorating situation. But it is not equal. Some are prospering – it is after all a very large population. But most are not. The daily pressures in life for most are insane. I am actually very concerned for the outcome.
