Service is only £100 which is cheap. The three grand is ground rent which is… a lot
Edit: no I completely misread – you are right. That’s an insane amount for services. Half of that would be plenty
It’s going to be the block insurance cost. Same in my building in a different area.
It’s a ripoff. They can basically charge whatever they want. Expect yearly increases “in line with inflation”
£100 service charge probably means there’s no rainy day emergency fund to keep up maintenance in the future. This will sky rocket soon if they have more than one lift
Unfortunately that SC is about right for a flat like this also that won’t go for anywhere near 375k, 1 bed flats are tanking in London
I would be heavily questioning the build quality of the building. As a 6 year old block of flats, shouldn’t need that level of service charge or sink fund.
I pay 6k which is extortion so this service charge is about right
You may be able to ask them for the last set of accounts to see how it breaks down
That is why I avoid leasehold like a plague.
Ours is about £3k and just covers insurance, maintenance, management and cleaning. So that sounds about right.
I know a place in Canary Wharf where the service charge for a 2 bedroom apartment is £5600 per year. Ridiculous price
If you don’t want to pay high service charges, don’t get a place in a block with lifts. That’ll be a huge contributor to the total cost.
So I pay £4800 a year but we have a 24/7 concierge in Zone 1 so £3k for nothing seems a lot!
This is the new scam!! Charge a shit load for vacuuming the stairs once a week. Watch out!
