All joking aside, fair play to you for at least trying to look at solutions. I don’t generally agree with your ideas as I don’t see them as realistic either due to the cost/value ratios involved but I do respect your efforts.
On this one I would anticipate a large mixed community housing development in between tigers bay and mount Vernon not working very well. I think it would be a focal point for anti social behaviour and would suffer the usual problems of territorialism that we’ve seen. I also feel that due to its close proximity to nationalist areas, residents could then see tit for tat behaviour and ordinary people could be stuck in the middle.
As for the stadium, I feel the land could be better used for more housing which serves a greater purpose. Doubly so when you consider there already are football pitches in grove park which could maybe be upgraded a bit and seaview is also just down the road.
