
I actually have three problems that I need help/advice with.

general information:
I moved to the apartment in question 01.09.2020 in Hamburg and I moved out from it physically 15.01.2022 and theoritcally when the contract ended and we did the Übergabe 28.02.2022. When I moved in, there was already someone living there (Hauptmieter). Both our names are on the contract but only his bank account is written in the contract. Everything was fine with him and we shared everything. The rental contract doesn’t cover electricity and water. We had seperate contracts for those under his name.
He moved out and someone else took his room. The new contract started 01.10.2021 as me the Hauptmieter. Electrictiy water are under my name, we shared the rental contracts but only my bank account was linked to it.

To the problems:
1- the Nebenkostenabrechnung of 2021 was devided into two. 01.01 to 30.09 and 01.10 to 31.12. The first part was paid fully by my first roommate and I paid him back my half. The second part was taken automatically from my account and I had a fallout with the second roommate because he didn’t pay me back anything. I also had to pay water and electricity Nachzahlung alone and he refused to pay me back. Is there anything I could possibly do to get my money back?
2- I recently got the Nebenkostenabrechnung of 2022 from the property management and it states that I need to pay 531 euro as Nachzahlung which is unrealistic since I only lived there for 15 days that year and even so, the number seem so high for our renting time which is 01.01.2022 to 28.02.2022. In the Rechnung all the costs were limited to that time period expect the Heizkosten which were calculated for the whole year and it was even marked under “zzgl. nicht zeitanteilige Kosten (grau):”. This is absurd to me, since there were new tenants for that apartment from 01.03.2022. They said in the email that they will deduct the amount 15.11.2023 automatically from my bank account. I still didnt respond to them. What can I do here?
3- The property management didn’t give me all of my kaution back and kept 150 euros with the excuse that the Nebenkosten should be paid fully for 2021 and 2022 before they the issue a transfert with the rest. What’s my options here

since I still live in Hamburg is doing a membership to a rental association such as [https://www.mieterverein-hamburg.de/](https://www.mieterverein-hamburg.de/) can help? it’s a paid membership so I don’t know what good this will bring me. Any tips or advice is appreciated.

2.: There should be a seperatr calculation for the heating cost. Without that nobody can tell you if that amount is correct.
