




Hello please help me. Landlord sent a bill That i need to do a Nachzahlung for 2022 for a 65m^2 flat were 2 person life. He wants roughly 4000€. Bills are attached. The hausnebenkosten and kaltwasserkosten look very weird for me. Please help me it’s so much money uff. Is this bill right?

Looks like you guys spend a long time showering. I don‘t know how people can be so delusional to not think that this has an effect on the bill.
Oh wow. Those are some numbers. Just for reference, 2 people, slightly larger flat: You are using more than twice the amount of cold water than we do and more than 4 times the amount of hot water (and we are already using 60-70% more hot water than the reference here. The heating I cannot compare but 12.000kWh sounds like a lot.
You used a lot of hot and cold water. Do you take showers or do you use a bathtube? How often do you shower?
As the letter states, you guys used a lot of water. About 700 liters per day in cold water alone and another 260ish in hot water. 140 liters per adult per day is considered normal.
That seems awfully high to me. Is there some logical explanation for this?
If not, go check your water meter. The little wheel should not be moving if you’re not using water.
EDIT: Also make sure the reported numbers (“Ihre Ablesewerte”) check out with whats on your meter.
Either you’re showering a lot or you got a leak somewhere. Though a simultaneous leak of both warm and cold water seems like a strange coincidence?
Apart from the other comments you might want to hide the phone number on the last image. All the best with the bills though
Do you not pay the monthly amounts at all for heating and nebenkosten or this is on top of that?
Do you have a reference of the meter values when you actually took over the flat? Maybe you are paying for usage before you too over
Looking at the Abrechnung, you’ve used a lot of water. 233.60 m³ total (warm and cold). That’s easily more than double the usual amount, which seems to fluctuate around ~90m³ of water in a year for a 2 people household.
Your Heating is also a bit out of whack. Most of the Heating came from B(Bad/Bathroom), and it’s much higher than EZ(Esszimmer/Dining Room) or W(Wohnzimmer/Living Room). Since the Bathroom is much smaller than either of the other ones, you to must’ve had showered very hot and very long every day.
Stuff feels kinda off to be sure, but the numbers don’t lie. Unless you really believe your landlord somehow manipulated your water meter or the heat cost allocation, the numbers seem plausible.
I’m not entirely convinced about the “Abwasser Kalt” though. It says 1,400.00€ for Abwasser Kalt, which would be, assuming all the water you used is also going to be “Abwasser”, around 6€ per m³ (1400/234), which is triple of the amount of what it should be. (for comparison, Frankfurt am Main has a cost of 1.45€/m³, berlin 2.16€/m³ and the german ‘Average’ is at 2.36€/m³). Unless I’m missing something, that seems a bit excessive.

Check the numbers for the Heizkostenverteiler and Wasserzähler. Do they match what is installed.
There is a Deadline of 12 months where you can request the money as a vermieter. So maybe you can say that you only have to pay for November and december?
Had the same Happen to me where i moved out october 2022 and my old vermieter Messaged me 3 weeks ago asking for the Nachzahlung of january to Oktober 2022. I told them about the Deadline and didn’t had to pay a Cent.

Maybe some other appartments use your count devices, too? Or they got added?
Check your water meters yourself and verify if the readings are correct. Mistakes can happen, swapped digits in numbers etc. If the readings are correct, you just spent a lot of water which you will have to pay for.

Just two little notes: what does your rental contract state as the m² for your flat? Cause the bill says: 70 (of a total of 140m²)
Also: the repair of the intercom has to be paid by the landlord, that’s not Nebenkosten.
