  1. “Fact checkers” finds gross tampering with EPC certificates: the same home receives very different energy labels

    The same home can have very different energy labels, depending on who comes to inspect the home. This is evident from a report by the VRT1 program “Factcheckers”. It shows how energy experts cheat to give a home a more favorable EPC. Those involved face a fine and even a suspension.

    The makers of “Factcheckers” also noticed the same. In the spring, the TV makers had four different energy experts come by to draw up an EPC for a house and filmed them with hidden cameras during the site visits.

    That produced a shocking picture, says program maker Thomas Vanderveken. “We have previously conducted undercover investigations at “Fact Checkers”. And on several occasions we have identified things that did not go entirely according to the book. But what we encountered in this report defies all imagination.

    The “Fact Checkers” saw that different energy experts had different work ethics: while one closely adhered to the prescribed protocol, wrote down everything truthfully in his report and asked for insulation invoices, another interpreted the rules very loosely.

    “It can be seen for what it is. To sell? Then it must be to your advantage,” said an energy expert, to the consternation of the “Fact Checkers”.

    But it went even further than that: energy experts actively gave the couple who posed as the owners of the house cheating tips for the report and turned a blind eye during the site visits to various shortcomings, such as the presence of an electric fire in a veranda and a wood-burning stove elsewhere.

    A week after the four site visits, the four different energy performance certificates were delivered. In principle, they should not differ much from each other and the energy labels awarded should certainly be the same. But what happens now? The different experts came to very different results:

    Two energy experts gave the house they visited an orange D label, just above the E label, which would lead to a renovation obligation for buyers. However, a third expert viewed the house through more rose-colored glasses and gave it a C label. The fourth expert came to an even rosier conclusion and even awarded a light green B label.

    Hoe beter de epc hoe hoger de prijs en omgekeerd natuurlijk ook.

    Wnr gaan ze hier eens mee stoppen en gewoon de energie facturen gebruiken, zo weet je direct hoe zuinig de woning is
