I rent a flat in Aberdeen, Scotland. As in the title, he was rejecting cleaning. The he agreed and order a cleaner. She didn’t finish job and didn’t much improved the cleanliness. At some point she just left the property saying she can’t stay longer. She didn’t tell anything about opened window. I leave on ground floor.
There is just single fire alarm in the hall, boiler is randomly switching off and a pipe is leaking. Engineer was asking me about Gas Certificate because the record was empty. No EPC, Gas Certificate, Electricity certificates were handed to us. I can’t switch gas/electricity provider because there is some issue with meters. Landlord is ignoring me since Sunday. Pending Citizens Advice visit. Environmental Health can’t do anything. Hopefully tomorrow I get another flat. Any suggestions what can I do to get money back or at least terminate contract without paying for last month?

  1. So this landlord is a complete scumbag and is the reason there’s such a public appetite to shaft the rest of us.

I don’t know for sure, but I’d be very surprised if you don’t need a license to be a landlord in Aberdeen. You do in pretty much everywhere in Scotland, but I don’t invest there, so I don’t know for sure.

Given the state of the place, and he has no gas safe cert, etc, I would bet £100 he’s unlicensed.

You can check if they’re licensed [here](https://www.landlordregistrationscotland.gov.uk/search).

Operating as an unlicensed landlord is a criminal offence. Fines are up to 50k, with bans on letting properties for up to 5 years, and they can be forced to refund 100% of the rent costs for any duration of the tenancy. Landlords in London have been on the hook for over 20k on occasions, as well as the fines and having their ‘business’ aka scam operation shut down.

It can be a bit of a pain, but if you can stomach the time and effort, you should take this bastard to the cleaners. This stuff absolutely boils my piss.

  2. Hire a lawyer, perhaps there is some legal action that can be taken in this kind of situation.

  3. If he is registered then it’s against the law for him not to give you a gas certificate ….. take it further

  4. Your landlord need to take less psychedelics and start looking at the real world thats filthy and needs adressing asap keep proof and fight them.

  5. Is this representative of the state of the rental market in the UK now? Fucking disgusting.

Saying that, back in uni days (~20 years ago) we used to live in some pretty fucking grotty places.

  6. On the plus side if they complain about phos you leave it when you move out…

  7. Report him to the city council. I’ll bet he’s not got the basic landlord insurance either.

I’ve got a flat I need to rent out in Aberdeen, but it’s a state so I don’t until it’s all been sorted. This guy did not follow that same train of thought.
