Hi, I was told by bank today that I need to pay some additional € for buying some sort of electronic mortgages when I buy the house, couldnt tell me exactly how kuch is but she said around 700€. Tbh I am abit shocked why does this have to come and i dont even know what is this. Mortgage amount for home i am buying is about 300K €! Any idea how much that would cost me? Can I pay that later?

I am attaching also a eoc, is this theamount in paper 630€ that mortgage thing?

  1. They aren’t mortgages. Mortgage is your loan. They are just different reports or certificates. Lainhuuto is the deed and kiinnitys is encumbrance. She already said what the approximate cost is. These are normal things when buying a kiinteistö

  2. You sound like you really need to talk these through with your bank. Not a quick phone call, but a proper meeting where they will explain everything. Ask for a translator if English isn’t enough.

All I can tell from this is that MML means [Maanmittauslaitos](https://www.maanmittauslaitos.fi/en) and you need to pay them for change of ownership etc. “paper work”. Also ask your bank that is there something you can do by yourself (some of these additional forms can be filled and submitted online, but they could be difficult to do if you can’t understand Finnish), if you want the “paper work” price to be lower.

  3. I would say that 700€ sounds about right for all the legal fees and paper work that needs to be done when buying a property.

You should probably ask your bank about the payment, and they should know the number you are asking for. Or i would not be satisfied for an answer it might be or might not (maybe Ok in Savo).. they should know their prices thus they handle these things on daily basis..

also if they say that there are additional fees that you have no knowledge about, you should ask and make them explain what these fees are..
