Based on 8 double rooms, 3 single, that gives a maximum occupancy of 19, or 492 each. Its also 4000 square foot.

read the ad, it states 11 bedrooms, but there is actually only 7.
there is also a kitchen, a sitting room and dining room.
So the plans with a sitting room, living room and dining room are a lie cos some of them are definitely being counted as bedrooms.

We are at the pricing ourselves out of the market level at the moment.

This is geard towards companies that employ people on cheap labour. I know of a civil engineering company in Dublin that rents 4 beds and puts 8 to 10 people into them. The landlords don’t care and the neighbours get stung with a revolving door of issues.
