Ideal site for higher development, big plot and very little around it.

Beside a future Metro station, so this needs to be 100% well-designed apartments.
They’re the more obvious version of the “move the port and build apartments” idea you sometimes see going around. Except these industrial lands are often already in some state of dis- or underuse, which makes things a lot easier.
High rise is too expensive unless it’s high end. Any new estates have to have a mix of apartments and an assortment of house sizes.
Who wants to live in a high rise anyway. Like staying in a Hotel, screaming, banging and ridin.
Hope some of these will actually be available to purchase by the public
so much building going on, massive site behind the point depot started already now too.
given the sheer amount of building going on, where do they get all the construction staff for these jobs? i mean they must have to advertise abroad, but then where do they live when they come here to work?
Make them 100% cost rental

Dublin Industrial Estate is approximately 70 hectares. The Irish Glass Bottle Site and Fabrizia land are 15 hectares which as plans for 3,800 units and 10,000 residents..
So DIS could easily house 40,000 people.
I’m sure the luas is more than capable of handling the extra passengers
Sounds great but this needs to approached with future proofing in mind. New developments need to stop creating car parking provision.
We should burn it down before they give the houses away to migrants and forenigers!

There’s a couple of these ticking along now. [Jamestown](https://www.dublincity.ie/residential/planning/strategic-planning/other-plans-studies-and-guides/master-plans/draft-jamestown-masterplan) near Finglas is another one, as is the super-duper double decker plan for [City’s Edge](https://cityedge.ie). Sandyford could be seen as an older, closer to completion version.
