So I signed with [furnished.lu](https://furnished.lu) recently due to desperation and costs. However, it was only after the fact that I saw the sheer number of negative reviews they have. This isn’t just a few people who might have simply been bad tenants, there are so so many people that are absolutely infuriated with the company for a magnitude of reasons. The very few positive reviews were clearly fake for the most part.

One thing that surprised me however was the lack of news about legal actions taken against this company that is clearly doing everything in the book to be a horrible landlord. A lot of reviews on different sites were talking about taking legal actions. But when I try to find anything in that regard I find nothing. Anyone know what is up with that? Does the company just shut these people down with their legal team? A lot of the things that people named seemed downright illegal so I have a hard time believing these people didn’t have solid cases. Why is this company even still allowed to operate with all these complaints? We’re talking about complaints that span a decade and still seem to be coming with no indication of stopping.

I’ve already signed my contract and will still proceed with moving into the flat since I’ve already paid so much money to them but I would like to inform myself more about them before walking into what will seem to be a disaster.

  1. 1. Being a horrible landlord is, by itself, not illegal
    2. Most landlord/tenant disputes are a matter of tort law and taking someone to court tends to be a tedious and costly affair. I doubt that there are many tenants of them that can and will afford taking them to court.

    PS: Make sure to document everything. Ideally have everything in writing (if there’s a problem, never just call. Send an e-mail or call but drop them an e-mail after the call (“as discussed just now, can you pleas fix [X] …”).

    Send the really important stuff by registered mail with acknowledgment of receipt.

    Pay really good attention at the etat des lieux d’entree. Point out any flaws, problems, etc. They won’t do you any favours at the etat des lieux de sortie. If they point something out, that was already there but you didn’t point out at the beginning, yoz’ll have trouble proving that it was already there.

  2. I don’t want to whitewash the company or anything, since I don’t have personal experience with them. However I got two colleagues living via their services, and they never complained. Could it just be that people who are generally satisfied are less likely to leave a review?

  3. As mentioned before, make sure to review and document everything when moving in.

    They do have a bad reputation on the market but due to Lux housing crisis and the fact that they offer “cheap” solutions for short term. When moving to Lux and having no clue, it’s easy to sway towards them, when you’re not aware of their reputation

    She called for people to give input.

    People are too scared due to the fine line between negative truths and slander (criminal in Lux). I tried to convince 5 of my friends,all of whom had equally horrific experiences, and they were all too afraid

  5. I know how you feel as I went through the exact same thing.

    Don’t freak out – it wasn’t great, but it wasn’t so terrible either. I’d definitely lived in funkier situations in the uni, it’s just that once you enter the “professional” pool, your expectations pertaining to living quarters adjust which makes for a clash once you’re thrown back into a situation where you live with students/very young adults. I assume that explains the terrible reviews in most cases.

    Think I left a middle of the road review – it was annoying in some ways, but I also had an issue that was totally my fault (lost keys) which was resolved quickly and with no hassle. Plus they returned the deposit in full, which I hear isn’t always a given elsewhere.

    Don’t worry; it will be okay.

    Edit: that being said, definitely take pictures of everything when you move in.

    I don’t know if my comment matters at all, but I’ve lived at a flatshare they were managing for 6 months when I first arrived.

    Overall the price is fairly high for what you get but that’s true for the whole of Luxembourg. They definitely have hyperoptimized ways of making money off your back if you’re not paying attention.

    – left the radiator on when away? Pay up
    – wanna invite your gf to sleep over? You should pay
    – the shared area are unkempt? Pay
    – welcome pack made of a towel and a basically nothing? Please overpay for that
    – you didn’t ask for your guarantee back? They’ll keep it
    – you want to get or give back your keys on Saturday when their office is on anyways? Pay 50€
    – you want to extend your stay? Your room is already rented out to someone else
    – wanna leave before the end of your stay? Okay but pay
    – want us to replace any furniture or équipement without us blaming you for it? Good luck

    I imagine I was lucky as I was always super aware that they try to fuck me over any opportunity they’d get so I instead I clearly pointed out all the flaws in my rented room as soon as I got it and took all pictures, time stamped it and sent to them as a backup the first day. You definitely have to read the fine prints when you get there.

    Unfortunately, they are operating in a very inefficient market, and they are unavoidable.

    Also, I believe that every property has its own ecosystem, so best if you can to drop by and chat with the tenants about their impressions of furnished.

  7. I stayed with them on my first month in Luxembourg and I haven’t had problems. The Appartment was quite nice and it was shared between only 4 tenants. It was August so most of them were on holidays, so the Appartment was very quiet. I also didn’t have a problem with the deposit.

    Im going to be a new tenant of furnished.lu too, and im having the same thought as OP.
    Do you know how strict they are with the gf/bf staying over? Are they entering houses and checking regularly or what?
