Good news everyone. Your rent is going up.
This should also mean no rent increase. Too many land lords have gotten away with doing nothing to their houses, and charging a premium for it.

Good news. Why is it that in a rich country like ours, anyone is freezing to death in a rental?
This shouldn’t be an issue.
Got plenty of money for war, then we got plenty of money to keep our people warm in their own homes.
So that’s a minimum £100 a month on everyone’s rent between now and then right?
It’s a great idea in theory, I’m all for higher standards, but it will ultimately be paid for by renters and I’m not convinced there’s much room for even more increases in living costs.

Typical Labour under Starmer. Not doing a single thing to fix the real problems but tinkering around the edges so things actually get worse for a lot of people.
We absolutely need energy efficiency improvements, but to focus on them now instead of the huge housing crisis is idiotic.
They may as well just call a snap election and hand Farage the keys to no.10 now and get it out of the way.

Last year, inflation was 2.5%, which means it costs land lords approx 2.5% more to run a house than it did in 2023.
However average rent increased by ~9% which means that although costs have risen, landlords have made more money from renting their house than in the previous year. In addition the gained equity is approximately 5% on the value from last year, an average of £10k in the year.
I am confident that landlords can swallow a £6k investment over 6 years without the need to increase rent. Particularly when that investment will contribute to the equity increase on the property.
However I suspect tenets will end up paying, and paying much more than £6k.
Something I didn’t see mentioned in the article what I think is rather relevant to this is that the government also has a scheme where landlords, tenants, and even homeowners can apply for a grant to improve their EPC rating if it’s currently under C to the sum of around £10k. I applied on behalf of my tenant but never got a response back from them. But it does exist, so in reality there would be no need for landlords to increase rents. Granted many will still use this as a justification to do so, I’m certainly not going to but that’s just me.
If this is properly enforced you’re going to see 1. A drop in rental properties (so higher rent) 2. Costs being passed to renters (so higher rent. I’m not anti environment, but insulating the shit of your house isn’t what makes the house warm. It’s turning on the heating that does it.

So instead of giving away £11.6bn in foreign aid for net zero, why don’t we use that money to insulate every social housing home, then grants to private home owners and landlords
We would be totally net zero, reduced energy use, lower emissions and drop our co2 to less than, the already low, 0.9%
They should start with the large housing associations funded by the government.

Recent bought and my house is freezing and I have no idea how I can get it up. The house has no cavity wall so I can’t improve it there. Insulation in the roof already. It’s thick. Boiler is only a few years old. No underfloor heating…. But that wouldn’t bring it up by much. I expect a lot of these old houses will have similar issues.
The problem is the housing stock in the main can’t be improved much more.
It’s all old. It needed demolishing years ago, but unfortunately due to this country’s nimbyism and insanity around planning it’s just not happened. We still live in houses built 200 years ago and expect them to perform like modern houses.
You can’t retrofit new technology into the existing housing stock without a great deal of time, expense and some serious sacrifices. Look at the cladding fiasco. Cavity wall insulation put into property that actually needs the cavity to be empty.
It’s absolutely insane, and honestly shows how clueless politicians are.
Time for landlords to panic, increase the rent by 500 a month to cover this maintenance cost and then pretend it was always that expensive
