(Nasdaq: WULF) for a data center in Kentucky.<\/p>\n<p>On July 6, TeraWulf announced that Anthropic was entering into a 20-lease at the Maryland-based company\u2019s Justified Data campus in Hawesville, Kentucky.<\/p>\n<p>\u201cThe lease is expected to generate approximately $19 billion of contracted revenue over the initial lease term,\u201d TeraWulf said in an announcement.<\/p>\n<p>The Easton-based company said the AI data center campus will \u201caccommodate approximately 401 MW (megawatts) of critical IT load and will be developed in multiple phases\u201d with initial capacity rolling out in the second half and full buildout scheduled for early 2028.<\/p>\n<p>TeraWulf is headed by prominent Maryland businessman Paul Prager.<\/p>\n<p>The company acquired a dormant, 750-acre aluminum smelter property in Kentucky in February. TeraWulf is planning a $3.5 billion debt raise to fund the data center, according to Bloomberg. The site currently has 480 MW of energy capacity.<\/p>\n<p>Power is a key factor in site selections and buildout of data centers to fuel the AI wave being propelled by machine learning pioneers such as Anthropic and ChatGPT, the company behind OpenAI.<\/p>\n<p>Some of the world&#8217;s wealthiest companies, such as Alphabet\/Google, Microsoft, SpaceX, Meta\/Facebook and Amazon, and wealthiest billionaires, such as Jeff Bezos, Bill Gates, Mark Zuckerberg, Elon Musk and Larry Ellison, are leading the AI wave and efforts to build scores of new data centers across the country.<\/p>\n<p>AI requires substantial computing power and electricity to fuel machine learning and autonomous systems.<\/p>\n<p>Anthropic and ChatGPT are both eyeing $1 trillion initial public offerings (IPOs) as big companies and industries across the world look to AI for innovations and productivity gains.<\/p>\n<p>\u201cWhen we announced the Justified Data campus acquisition in February, we told investors that we expected to secure a major customer commitment by around the end of the second quarter of 2026,\u201d Prager said in an announcement.<\/p>\n<p>\u201cThe Anthropic lease validates our strategy and establishes a long-duration revenue stream with one of the world\u2019s leading AI companies. The lease provides approximately $19 billion of contracted lease revenue over its initial term, creates a framework for future expansion, and demonstrates the value of our ability to source power, develop infrastructure, and secure long-term customer commitments,&#8221; Prager said.<\/p>\n<p>TeraWulf also bought the Morgantown Generating Station in Charles County, Maryland, southeast of Washington D.C., in February.
