Bloomberg identified it, and neither company has confirmed on the record.

Anthropic has spent 2026 signing compute contracts bigger than its own revenue, and the newest one does not expire until 2048. Riot Platforms, the Texas bitcoin miner, disclosed a 20-year lease covering 191 megawatts of critical IT capacity at its Rockdale campus, worth roughly $9.1 billion over the initial term. The release described the tenant only as “one of the world’s leading frontier AI labs.”

According to Bloomberg, which first identified the counterparty, that lab is Anthropic. Riot declined to comment to the news agency and Anthropic did not respond to its request. Riot’s Nasdaq shares closed down 5.46% on Monday before the disclosure, then climbed more than 25% after hours.

NEW: Bernstein raised its $RIOT price target to $35 from $30 after its $9.1 billion AI data center deal, reportedly with Anthropic.

Riot rose more than 27% in pre-market trading on Tuesday before paring gains, while Bernstein said AI colocation now accounts for 84% of its target… pic.twitter.com/8WHj3ViThN

— The Block (@TheBlockCo) August 11, 2026

The smallest of four bets, and the one that outlives the rest

The Rockdale lease is the least expensive of Anthropic’s four publicly known infrastructure commitments this year. It is also the only one with a maturity in the 2040s. Anthropic committed $200 billion to Google Cloud over five years, agreed to pay Elon Musk’s xAI $1.25 billion a month for Colossus capacity through 2029, and signed $10 billion over six years with Volta Infra Holdings for a site in Norway.

Set those against the $47 billion run-rate revenue Anthropic disclosed in its Series H announcement in May. The Google commitment alone averages $40 billion a year, roughly what the company currently earns across twelve months. Riot’s $9.1 billion, spread over two decades, is the rounding error in that stack. What it buys is duration, which the cloud infrastructure contracts signed by every other frontier lab do not offer.

The backstop nobody has named

Riot’s financing language is where this deal parts from the Norway one. Volta sat between Anthropic and site owner Bitdeer as an intermediary, arranging about $1.3 billion in standby letters of credit from JPMorgan affiliates and a second institution so the payment obligations looked creditworthy to the landlord. No such intermediary has been disclosed at Rockdale. Riot said a $573 million interim facility from Morgan Stanley will cover early development “while the investment-grade credit backstop is finalized.“

That phrasing does real work. The backstop is not in place, and a 20-year lease on a private company’s paper is hard to bank without one.

Riot’s own quarter explains why it signed anyway. The company mined 1,587 bitcoin at a cash cost of $49,912 per coin excluding depreciation and marked its holdings at $58,527, a margin thin enough to make bitcoin mining economics the weaker half of the business. Data center revenue came to $23.2 million of $174.2 million total. Riot still booked a net loss of $237.2 million against $219.5 million of net income a year earlier.

CEO Jason Les said in the release. Riot puts the lease’s net operating income contribution at $365 million to $411 million a year once delivered.

“

Today’s announcement of a landmark 20-year, 191-megawatt data center lease with a leading frontier AI lab marks a defining moment in our evolution into a leading developer of large-scale data centers.

Jason LesCEO – Riot Platforms

What the filings show, and what they do not?

The documents establish a signed lease, a delivery schedule, and a bridge loan. They do not establish who guarantees two decades of rent. Four questions stay open: which institution provides the investment-grade backstop, whether Anthropic carries that obligation directly or a third party does, what the tenant’s remedy looks like if capacity needs shift before the December 2027 handover, and why neither party will name the other on the record.

Anyone already tracking Riot through its AI pivot has a document to watch rather than a headline figure. The credit agreement or 8-K naming the backstop provider is what converts $9.1 billion of contracted revenue into revenue a lender will underwrite. Demand for AI compute capacity is not the variable in question here. Counterparty credit is.

Riot expects 96 megawatts live by December 2027 and the full 191 by June 2028. That milestone is the next hard date on this deal. Everything before it is paperwork.

What Happened?
