(The platform was the first to report on the unique listing).\u00a0<\/p>\n<p>The 1907-built home spans roughly 2,495 square feet, with three bedrooms, two bathrooms, and a two-car garage, and recently underwent a two-year renovation that added new plumbing, electrical, and HVAC systems. The lower unit in the same building sold for $3 million, offering a comparable that helps anchor the asking price.<\/p>\n<p>\u201cA seller publicly advertising pre-IPO AI stock as an accepted form of payment is a landmark moment for home-buying,\u201d <a aria-label=\"Go to https:\/\/thesmileof30a.com\/agents\/angela-cummins\" href=\"https:\/\/thesmileof30a.com\/agents\/angela-cummins\" rel=\"nofollow noopener\" target=\"_blank\">Angela Cummins<\/a>, an agent with Linda Miller Real Estate who spent more than two decades at L\u2019Or\u00e9al before entering luxury real estate, told Fortune. \u201cIt legitimizes a conversation that has been happening in private negotiations for years and brings it into the mainstream.\u201d<\/p>\n<p>Why AI stock is suddenly so coveted<\/p>\n<p>The sudden appetite for these particular shares comes from both companies racing toward potential public offerings, and skyrocketing valuations. Anthropic recently reached a <a aria-label=\"Go to https:\/\/fortune.com\/2026\/05\/29\/anthropic-raises-65-billion-at-record-965-billion-valuation-promises-mythos-ai-model-in-wide-release-in-coming-weeks-releases-claude-opus-4-8\/\" href=\"https:\/\/fortune.com\/2026\/05\/29\/anthropic-raises-65-billion-at-record-965-billion-valuation-promises-mythos-ai-model-in-wide-release-in-coming-weeks-releases-claude-opus-4-8\/\" rel=\"nofollow noopener\" target=\"_blank\">record valuation of roughly $965 billion<\/a> after a new funding round, surpassing OpenAI, whose most recent valuation has been <a aria-label=\"Go to https:\/\/fortune.com\/2026\/06\/02\/anthropic-ipo-openai-valuation-ai-bubble\/\" href=\"https:\/\/fortune.com\/2026\/06\/02\/anthropic-ipo-openai-valuation-ai-bubble\/\" rel=\"nofollow noopener\" target=\"_blank\">reported around $852 billion<\/a>. <a aria-label=\"Go to https:\/\/fortune.com\/2026\/06\/01\/anthropic-confidentially-files-ipo-965-billion-valuation\/\" href=\"https:\/\/fortune.com\/2026\/06\/01\/anthropic-confidentially-files-ipo-965-billion-valuation\/\" rel=\"nofollow noopener\" target=\"_blank\">Anthropic confidentially filed paperwork for an IPO<\/a> on June 1, potentially beating OpenAI to a Wall Street debut as soon as this fall. For the brief window before they go public, shares in these firms are among the most coveted assets in Silicon Valley.<\/p>\n<p><a aria-label=\"Go to https:\/\/fortune.com\/company\/cummins\/\" href=\"https:\/\/fortune.com\/company\/cummins\/\" target=\"_blank\" rel=\"nofollow noopener\">Cummins<\/a> predicted every luxury agent in America will be asked about alternative payment methods like this within the next 90 days. She frames the San Francisco listing as a leading indicator for markets far beyond California.\u00a0<\/p>\n<p>\u201cWhat happens in the Bay Area tends to show up in luxury coastal markets like 30A about six months later,\u201d she said, referring to Florida\u2019s Scenic Highway 30A, where she is currently marketing a $10 million estate. \u201cWhen AI IPOs land and that paper wealth becomes liquid, coastal luxury markets outside of California are going to feel it in a significant way. The buyers are already here. The money is almost here.\u201d<\/p>\n<p>A pitch aimed at the paper-rich<\/p>\n<p>But the pitch for this property is aimed at a very specific buyer: an equity-rich employee of a private AI giant. Thousands of workers at OpenAI and Anthropic hold shares worth millions on paper and are restricted on how they can sell\u2014leaving them, in effect, paper-rich and cash-constrained.\u00a0<\/p>\n<p>A deal that accepts the stock directly meets those buyers where they are, rather than forcing them to wait on a liquidity event. It follows a similar situation in April, when investment banker <a aria-label=\"Go to https:\/\/www.realtor.com\/news\/real-estate-news\/storm-duncan-mill-valley-home-anthropic-stock\/\" href=\"https:\/\/www.realtor.com\/news\/real-estate-news\/storm-duncan-mill-valley-home-anthropic-stock\/\" rel=\"nofollow noopener\" target=\"_blank\">Storm Duncan offered his<\/a> multimillion Marin County, Calif., estate in exchange for Anthropic shares and <a aria-label=\"Go to https:\/\/www.businessinsider.com\/trade-his-4-8-million-estate-for-anthropic-shares-2026-4\" href=\"https:\/\/www.businessinsider.com\/trade-his-4-8-million-estate-for-anthropic-shares-2026-4\" rel=\"nofollow noopener\" target=\"_blank\">reportedly drew offers<\/a>, including from Anthropic employees.<\/p>\n<p>The San Francisco property has also reportedly already garnered a lot of interest.\u00a0<\/p>\n<p>\u201cThe listing received overwhelming interest within 24 hours,\u201d Cummins said. \u201cThat tells you everything about how much pent-up demand exists among buyers who are wealthy on paper but can\u2019t access their money yet.\u201d<\/p>\n<p>Finding a needle in a haystack<\/p>\n<p>To be sure, Christine Krenos, a real estate agent at Douglas Elliman who works with clients in Silicon Valley, told\u00a0Fortune\u00a0that it could still be challenging to find the exact right buyer for this property.\u00a0<\/p>\n<p>Although in a market like Silicon Valley where \u201cso much wealth is tied up in private company stock,\u201d the challenge, she said, is how specific the ask is: \u201cIf the seller were open to a broader range of company stock, it could widen the buyer pool.\u201d<\/p>\n<p>\u201cBut when you\u2019re asking for OpenAI or Anthropic stock specifically, you\u2019re really looking for a needle in a haystack,\u201d she continued. \u201cThe buyer would need to have access to that stock, be willing to part with it, and also happen to love this exact property. That\u2019s a very specific set of stars that needs to align.\u201d<\/p>\n<p>The legal and tax knots<\/p>\n<p>Krenos compared the moment to Bitcoin\u2019s arrival in real estate, when the idea outpaced execution.\u00a0<\/p>\n<p>\u201cReal estate is hyper-local and very personal. Stock is not,\u201d she said. The legal, tax, and valuation questions are sticky: \u201cThis is not as simple as swapping one asset for another.\u201d<\/p>\n<p>Cummins agreed the complexity is real.
