A private developer has commenced construction on a new estate aimed at first-time buyers and families as part of an almost 2000-home southern suburbs housing expansion.

Stage one of the Edenridge development will see 45 houses built in the suburb of Onkaparinga Heights as part of a new masterplanned community expected to house up to 900 families.

The area now known as Onkaparinga Heights was formerly the southern portion of Hackham until it was rezoned and the new suburb unveiled by Planning Minister Nick Champion in 2023.

Edenridge is a 100ha allotment located 150m above sea level between Onkaparinga River National Park and Main South Rd, almost 40km from Adelaide.

Stepney-based private real estate agency YAS Property & Development is leading construction on the development and intends to deliver homes for first-time buyers and young and growing families.

The sale of stage one Edenridge homes opened to the public on Sunday and construction is expected to be completed by April 2027.

The Edenridge estate is being built alongside a further 1000-home development in Onkaparinga Heights by South Australian company Lanser.

Lanser – the developer behind Aston Hills in Mount Barker – was selected by Renewal SA to construct the adjacent development on a 67.6ha land parcel, it was announced in June.

Civil works on the $750m Lanser development are expected to begin in the second half of 2027.

A minimum 20 per cent of the Lanser homes built will meet criteria for affordable housing and be sold via state government initiative HomeSeekerSA.

The adjacent developments will together create almost 2000 new homes to meet growing housing demand in the Onkaparinga City Council area.

YAS Property & Development chief executive Tim Shahin said the housing development had been designed to “become an extension of the national park”.

“Families will be able to walk from their homes directly into the Onkaparinga River National Park but will also benefit from parks and other green spaces in their immediate neighbourhood thanks to a tree-planting program that will increase the present tree canopy by more than 30 per cent,” Mr Shahin said.

“Interest in this development has been overwhelming.

“We are receiving thousands of expressions of interest, and this speaks to the demand for communities that have been designed with lifestyle and liveability in mind.”
