A new master plan is being prepared for the former Toombul Shopping Centre site in Nundah, following the demolition of the flood-affected retail centre after the 2022 Brisbane floods.
The redevelopment is being led by Brisbane-based developer The Irvine Group, in partnership with planning and advisory firm Urbis, with the project focused on delivering a long-term mixed-use precinct that integrates retail, transport, public spaces and community infrastructure.
Located approximately 7km north of the Brisbane CBD, the 10-hectare site represents one of Brisbane’s most significant suburban renewal opportunities, with the future redevelopment expected to reshape the broader Nundah and Kedron Brook precinct.
Irvine Group spoke to the community at the start of the month, with some further details now provided and concepts for the launch of the new website, as outlined below.

Retailers and Future Tenancies
At this stage, specific stores or tenants have not been confirmed for the Toombul redevelopment. The current approval process is focused on establishing the broader master plan, land uses and overall structure of the precinct, rather than securing individual retailers.
With no tenants named yet, the final tenant mix is expected to be determined closer to delivery of each development stage, once detailed designs are completed, and market conditions are further assessed.
The project team has acknowledged strong community interest in the return of key retailers previously located within the centre, including major supermarket and discount department store operators. The developer has indicated alignment with bringing important everyday retail offerings back to the local community as part of the future precinct. Community members are also being encouraged to provide feedback on the types of retailers and services they would like to see included in the redevelopment.
The first stage is anticipated to include a significant retail offering featuring a department store, grocery store, food court, and associated specialty retail tenancies, marking the beginning of what is planned to be a multi-stage precinct. Project representatives are currently assuming an approximate six-month assessment period from development application lodgement through to approval, with construction works hoped to commence by April 2027.
A significant feature of the overall project is the allocation of green space, planned as landscaped parkland running along Kedron Brook, which fronts the site. This open space is intended to integrate with the long-term vision for the Kedron Brook corridor, effectively extending the creek-side parkland network and improving pedestrian connectivity throughout the precinct.
