A $495.5 million mixed-use tower at 153-157 Walker Street, North Sydney, has been approved, with consent granted for a 51-storey building containing 296 apartments and a hotel. The project includes 287 market apartments and 9 affordable dwellings, representing 3% of the total, to be managed as affordable housing for 15 years.

The approved scheme delivers a gross floor area of 50,926 sqm on a 1,928 sqm site, with a floor space ratio of 27.41:1 and a maximum building height of 177.8 metres. The development features 11 basement levels and 232 car spaces.

A concurrent rezoning was required to permit Shop Top Housing as an additional permitted use on the E2 Commercial Core-zoned site. The rezoning was formalised on 26 June 2026 through an amendment to the North Sydney LEP. The hotel component is permissible under existing controls.

The project is expected to generate 1,734 construction jobs and 126 operational jobs. Utility network connections and augmentations are included as part of the works.
