Richmond legend Dustin Martin and his ex-manager, convicted rapist Ralph Carr, have offloaded an Abbotsford property for $185,000 more than they originally paid for it.
The Victoria St building, leased to a Vietnamese-fusion steakhouse, was put on the market with $2.3m-$2.5m price hopes.
Records show it sold for $2.085m, with industry sources indicating it sold to an investor.

Commercial real estate agency Teska Carson’s Rory Teska Szer confirmed the sale but declined to comment further.
Records show the 2017 Brownlow Medal winner, Carr and a third party investor paid $1.9m for the property in 2019 as part of a consortium, meaning they’ve made hundreds of thousands from its sale.
Entertainment and sports talent manager Carr, who was formerly married to singer Tina Arena, was last month found guilty of raping and sexually assaulting a woman.
He was convicted of two counts of rape and one count of sexual assault following a County Court trial, and is now awaiting sentencing.
Martin has since released a statement announcing that he has ended his professional relationship his former manager.
Mr Teska Szer had the Abbotsford listing with colleagues Larry Takis and Brendan Fu.
The building earns $150,818 a year in rent and has an eight-year lease which commenced in 2021.
In July, Martin farewelled a Port Melbourne apartment for $1.6m, after he originally paid $1.7m for the two-bedroom home in 2021.
The property transacted after spending more than 170 days on the market across two separate campaigns.
The home features beach views, an open-plan living and dining area which opens to a terrace, and a marble-fitted kitchen with European appliances and an island bench.
The main bedroom includes a walk-in wardrobe, an ensuite with a separate shower and bath.

Martin was drafted by Richmond in 2009 and made his AFL debut in 2010.
He’s a three-time premiership player and a triple Norm Smith medallist who played 302 games for the Tigers and booted 338 goals.
