The planners at Urbis state “The development embodies high density development with the proposal involving 40 levels of high-quality office space, whilst also accommodating a mix of complementary uses including food and beverage offerings and function spaces. The site is located within Brisbane’s primary commercial and civic precinct. Known as the Golden Triangle, the streetscape is dense and there is a high level of activation and diversity, owing to the retained heritage fabric which sits directly alongside commercial, retail and civic buildings. The proposed tower intends to reflect the density and commercial significance of this site, while minimising any potential amenity impacts on adjoining buildings. The proposal of a 40-storey tower on in the heart of the CBD demonstrates the proposal “makes efficient use of City Centre Land by accommodating high density development”.
“That assessment demonstrates the setbacks are appropriate in the circumstances having regard to the interface with each adjoining boundary, including considerations of separation, outlook, access to light and air, and future development potential. In this respect, the resulting tower site cover is not an arbitrary design response, but rather the direct consequence of a built form outcome derived from an appropriate and balanced setback arrangement”.
