A development application has been lodged for a residential tower, located at 39 Russell Street, South Brisbane.

Designed by 111.company, the proposal seeks approval for a 30-storey residential tower containing 93 apartments (two to four bedrooms), featuring a bronze podium, curved residential tower, and a sculptural rooftop veil forming the key architectural elements. The proposal is positioned on a prominent corner, located opposite Musgrave Park.
The architectural design separates the building into a podium, tower and rooftop element, while maintaining a consistent curvilinear form. A bronze metal screen wraps the podium, while the upper tower incorporates curved floor plates, balconies, landscaping and screening elements. The design also incorporates subtropical landscaping throughout the building, including a landscaped vertical spine along the south-western elevation.

The planners at Town Planning Alliance states, “The proposal responds to the unique opportunity presented by this key corner site in inner-city South Brisbane by delivering a landmark residential development that contributes to Brisbane’s housing supply providing ‘the right housing in the right location’. The built form responds to the Kurilpa area which is currently undergoing significant urban renewal guided by the abovementioned Kurilpa Sustainable Growth Precinct Plan TLPI”.
“The development proposal is considered to satisfy the overall outcomes of the Kurilpa south area (PPA-003). The proposal has been designed to respect the local place, while also providing a contemporary subtropical building to respond to the prominent corner location. The building provides a distinctive delineation between key components of the building; podium, tower, and rooftop; while maintaining a cohesiveness in architectural design through the continuation of gentle, fluid, curvilinear alignments”.
