Motel Plots Tripling Size as Olympics Crunch Looms"},"content":{"rendered":"<p>Redevelopment plans more than tripling the size of a Brisbane motel have been lodged as the looming Olympics accommodation crunch, sustained population growth and rising visitor demand drive change across the city.<\/p>\n<p>The proposal is for the long-established Comfort Inn on a 12,980sq m site at northside Carseldine, about 16km from the Brisbane CBD.<\/p>\n<p>It has been filed by an entity linked to Queensland-based hospitality firm Relax Inn Group.<\/p>\n<p>Under the plans, all existing motel structures\u2014except a function centre\u2014would be demolished to make way for seven new accommodation buildings, increasing its capacity from 55 to 201 rooms.<\/p>\n<p>Positioned on the north-eastern corner of Gympie and Denver roads, the site features extensive frontage to one of Brisbane\u2019s busiest northern corridors.<\/p>\n<p>\u201cThe proposal intends to introduce additional accommodation \u2026 with a series of architecturally designed buildings of a contemporary character that will improve the visual appeal of the site for the public realm,\u201d a planning report Road, Carseldine.<\/p>\n<p>According to the documents, the scheme designed by architecture firm SheltaCo is \u201carticulated with considered elements allowing for future prefabricated construction techniques\u201d.<\/p>\n<p>\u201cThe buildings feature a wrap-around sun-shading screen that offers filtered light, blocks harsh sunlight, and controls view lines, enhancing both comfort and privacy while adding textural elements and interest.\u201d<\/p>\n<p>\u201cThe inclusivity of a wrap-around screen [also] introduces a thermal and acoustic buffer to the primary building facades.\u201d<\/p>\n<p>At the centre of the scheme is a three-storey, 72-room building identified as the primary accommodation structure within the masterplan.<\/p>\n<p>Additional three-storey buildings are proposed along the site\u2019s southern edge, including a 27-room building fronting Denver Road and a 30-room building addressing the high-exposure Gympie Road intersection.<\/p>\n<p>Four smaller two-storey accommodation buildings, each containing 18 rooms, are proposed along the site\u2019s northern, eastern and western boundaries, creating a campus-style a swimming pool next to the retained function centre, with the planning report stating there would be \u201cno net loss\u201d of communal open space across the development.<\/p>\n<p>As well, on-site parking is to be increased to 113 car bays to cater for the uplift in accommodation capacity.<\/p>\n<p>Although the Carseldine site has been operated for decades as short-term accommodation, the use is not specifically envisaged within its Low Density Residential zoning and the application is subject to impact assessment.<\/p>\n<p>According to industry estimates, Brisbane is facing a shortfall of 30,000 hotel rooms for the 2032 Olympics.<\/p>\n<p>Queensland Tourism Industry Council figures indicate the state&#8217;s south-east corner currently has 46,000 hotel rooms\u2014less than half of 2028
