{"id":1168,"date":"2026-04-29T05:35:08","date_gmt":"2026-04-29T05:35:08","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/1168\/"},"modified":"2026-04-29T05:35:08","modified_gmt":"2026-04-29T05:35:08","slug":"real-estate-institute-of-wa-figures-indicate-perths-median-house-could-increase-by-20-per-cent-in-2026","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/1168\/","title":{"rendered":"Real Estate Institute of WA figures \u2018indicate Perth\u2019s median house could increase by 20 per cent in 2026\u2019"},"content":{"rendered":"<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Perth\u2019s median house price is on track to jump by a whopping 20 per cent this year \u2014 the equivalent of almost $500 a day \u2014 according to WA\u2019s peak industry body.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The Real Estate Institute of WA\u2019s latest quarterly figures show Perth\u2019s median house price is now $890,000, representing a $35,000 increase since December.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">And should the trend continue, prices could skyrocket in 2026, according to REIWA, which has flagged the potential for a 20 per cent increase in house prices.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Units have increased by an average of $35,000 to a median price of $635,000 since December and could increase by the equivalent of at least $350 a day if the trend continues.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">REIWA president Suzanne Brown, who has officially predicted only a 10 per cent rise in house prices in 2026, said the figure had the potential to double due to the imbalance of supply and demand.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cMost of the March quarter was characterised by lower-than-average new listings and consistently strong demand, which saw dwellings sell in record timeframes and price growth accelerate,\u201d she said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cIf these trends were to continue through 2026, median sale price growth for houses could reach 20 per cent, while units could exceed 20 per cent growth.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/04\/ed12f080ac908b9b9a411b994fc9e2c461df1044-4x3-x38y137w2105h1579.jpg\" alt=\"REIWA President Suzanne Brown.\" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconREIWA President Suzanne Brown. Credit: Carla Atley\/RegionalHUB<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">But Ms Brown said that it was possible price rises could still slow due to an increase in real estate listings in March and April. This, she said, had led to quieter home opens and fewer offers on properties.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Though listings have increased, buyers are still shyer than they were two years ago with Perth recording almost 1000 fewer listings in April 2026 compared with the same period in 2023.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cIt is good to see Perth\u2019s listings logjam ease but I will note that new listings are still below long-term averages, so this is not a significant increase in supply,\u201d Ms Brown said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Whether the increase in listings will temper Perth\u2019s house prices is up for debate, with experts split on whether the housing market is slowing down.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">While other analysts maintain values will continue to rise \u2014 with periods of stabilisation \u2014 over the rest of the year, valuations expert Gavin Hegney said a recent bump in listings showed that a significant number of investors were seeking to cash out of the market.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Mr Hegney predicted that less desirable homes in areas where there had been heavy investment \u2014 like Armadale \u2014 would likely fall in value.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cSome areas where investors outbid owner occupiers are the areas most at risk when investors stop buying,\u201d he said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cIt will leave owner occupiers to determine the price.\u201d<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Property commentator and former president of the Real Estate Institute of WA, Damian Collins, said that WA remained \u201csignificantly undersupplied\u201d for properties and expected prices would continue to rise.<\/p>\n","protected":false},"excerpt":{"rendered":"Perth\u2019s median house price is on track to jump by a whopping 20 per cent this year \u2014&hellip;\n","protected":false},"author":2,"featured_media":1169,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[7],"tags":[323,152,335,1310],"class_list":{"0":"post-1168","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-perth","8":"tag-business","9":"tag-news","10":"tag-perth","11":"tag-property"},"_links":{"self":[{"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/posts\/1168","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/comments?post=1168"}],"version-history":[{"count":0,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/posts\/1168\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/media\/1169"}],"wp:attachment":[{"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/media?parent=1168"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/categories?post=1168"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.europesays.com\/australia\/wp-json\/wp\/v2\/tags?post=1168"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
