Costco wins approval for $74m Melb megastore<\/a><\/p>\n \u201cThe vendors, who owned it for 24 years, had done some pretty extensive renovations and improvements to the property.<\/p>\n \u201cIt was a pleasure and an honour to represent them in the sale,\u201d Mr Heavyside said.<\/p>\n The home sold to a local buyer from the Glen Iris area, who Mr Heavyside said valued what the property offered for their family.<\/p>\n \u201cIt was sold to the right buyer who really valued the home for what it is,\u201d he said.<\/p>\n Set behind a white picket fence, the 1928 weatherboard home combines period character with a major family-focused extension.<\/p>\n The property includes formal living, a large open-plan living and dining area, a huge central kitchen, upstairs main suite with walk-in robe and ensuite, four further bedrooms or flexible accommodation, a full-size studio retreat and a fully integrated double garage.<\/p>\n French doors open to a large entertainers\u2019 deck and landscaped rear garden, with the 864sq m block also offering scope for a future pool.<\/p>\n Mr Heavyside said quality family homes were still finding buyers, even as the broader market became harder to read.<\/p>\n \u201cWe\u2019re in uncharted territory in some respects, but by and large, people do need shelter,\u201d he said.<\/p>\n He said the current market could represent stronger value for buyers, but sellers were still achieving results when they met the market.<\/p>\n \u201cSellers are still enjoying sales, for those that are prepared to meet the market,\u201d he said.<\/p>\n Mr Heavyside said buyers should focus less on trying to time the market and more on the scarcity of the individual home.<\/p>\n \u201cSometimes it\u2019s not the market they\u2019re buying, but the actual scarcity of that type of property,\u201d he said.<\/p>\n \u201cIf it represents the right property for them, they should act now.\u201d<\/p>\n He said sellers watching clearance rates should also avoid panic, but needed to be realistic.<\/p>\n \u201cIt\u2019s not the end of the world,\u201d he said.<\/p>\n \u201cYou need to align your price expectations to the market rather than thinking what I might have got six months ago.\u201d<\/p>\n Sign up to the Herald Sun Weekly Real Estate Update.
