Cavcorp has revealed plans for its latest wellness-anchored addition to the inner-city Brisbane skyline, lodging a proposal for vertical \u201chouse-scale living\u201d across a 15-storey luxury tower.<\/p>\n

Slated for a prime 3401sq m site at 55 Wyandra Street, Teneriffe, it is one of two projects in the neighbourhood moving forward.<\/p>\n

About 4km north-east of the CBD, it is a familiar stomping ground for Brisbane developer Cavcorp\u2014with its portfolio of developments including the nearby Long Island Wellness Precinct and towers Luminare and LeBain.<\/p>\n

To be known as Teneriffe House, the new proposal supersedes a previous 2008-2012 approval for the site, upgrading the vision to meet contemporary demands for high-end urban living. <\/p>\n

This includes\u00a0 a lower ground mobility and lifestyle hub including golf simulators, a bike workshop, Optimus robot logistics room, climate-controlled wine storage and a dedicated Uber pick-up zone for additional resident safety and security<\/p>\n

At the heart of the revised scheme, designed by Plazibat Architects, is an 85m cross-block pedestrian link\u2014dubbed Teneriffe Lane\u2014between Wyandra and Helen streets, providing a connection to the heritage riverwalk.<\/p>\n

Cavcorp director Damien Cavallucci said Teneriffe Lane was central to the vision for Teneriffe House.<\/p>\n

\u201cTeneriffe Lane is more than a laneway\u2014it is a permanent contribution to Brisbane\u2019s public fabric,\u201d he said.<\/p>\n

\u201cThe 85m connection links into Cavcorp\u2019s broader Long Island Gasworks vision, including the 8000sq m public piazza at Newstead, and transforms a former private easement into a safe, activated pedestrian route for the whole community.<\/p>\n

\u201cThis is the kind of public realm that makes a neighbourhood more walkable, more connected and more enjoyable. It strengthens the relationship between the heritage riverwalk, Teneriffe\u2019s Woolstore character, transport, dining, retail and the next generation of Brisbane\u2019s urban village living.\u201d<\/p>\n

The laneway would be embedded within a loggia\u2014a reverse podium structure inspired by Mediterranean climatic adaptation principles and Brisbane\u2019s \u201curban verandah\u201d concept.<\/p>\n

Overall, the proposed tower would accommodate 93 apartments\u201473 of them with sprawling four-bedroom \u201csky terrace\u201d and \u201csky pool\u201d floor plans\u2014targeting affluent downsizers and families.<\/p>\n

\u201cThe larger-format apartments\u2026offer the scale and comfort of a suburban house, thoughtfully reinterpreted within a contemporary vertical living environment,\u201d the application said.<\/p>\n

Upper-level apartments would include expansive ceiling heights and custom wellness-focused features \u201cincluding private balcony thermal pools and high-performance acoustic floor, ceiling and wall systems to support privacy, comfort and long-term liveability\u201d.<\/p>\n

Under the plans, five levels of wellness and communal amenities are to be integrated across the tower \u201clayering resort\u2011grade recreation, work\u2011from\u2011home facilities and everyday convenience from lower levels to rooftop\u2026positioning Teneriffe House as a \u2018longevity wellness\u2019 residential address\u201d.<\/p>\n

Crowning the tower, a rooftop swim and racquet club would feature a tennis court and two pools surrounded by shaded lounge decks, spas, outdoor gym, fitness\/meditation lawn, barbecue and dining terraces.<\/p>\n

According to an architectural statement, the proposed development is \u201ca slender, clearly defined tower form\u2026[that] establishes a landmark outcome\u201d\u2014transitioning from 15 to eight storeys \u201cmaintaining the visual prominence of the former Woolstores\u201d.<\/p>\n

Basement parking would include 231 resident car parking spaces, 17 visitor spaces and 10 auto-drive spaces.<\/p>\n

\u201cTeneriffe House is about creating a lasting contribution to the precinct,\u201d Cavallucci said.\u00a0<\/p>\n

\u201cIt respects the character of Teneriffe while adding new public connections, new lifestyle infrastructure and a new benchmark for elevated subtropical living in Brisbane.\u201d<\/p>\n

Frank Group midrise tower under way<\/p>\n

Meanwhile, up the road at 37 Wyandra Street, another local developer has turned dirt on a midrise tower comprising 45 apartments across 10 levels\u2014without inking a sale.<\/p>\n

Frank Developments\u2014led by Frank Licastro\u2014is doubling down in Teneriffe with its Murano project, just two doors up from 33 Wyandra Street where its almost sold-out 26-apartment Ducale development is also under construction.<\/p>\n

Named after the Venetian island renowned as the world’s centre of glass-making artistry, it will accommodate a mix of one to four-bedroom apartments\u2014including two half-floor penthouses.<\/p>\n

According to the developer, the project’s pre-release launch has hit the ground running, drawing more than 500 buyer inquiries.<\/p>\n

\u201cMurano is the natural evolution of what we started with Ducale. The streets of Teneriffe and New Farm mean a lot to me as they are the same streets I grew up in,\u201d Licastro said.<\/p>\n

\u201cThese projects are cousins: same street, same commitment to craft, the same belief that Teneriffe deserves. Ducale proved the market was ready for that. Murano takes it further.\u201d<\/p>\n

The ByCulprit-designed scheme\u2014with a facade featuring \u201cVenetian curves\u201d\u2014is capped by a resort-style rooftop with a pool, private daybeds, sauna, gym, barbecue terrace with a pizza oven and seating, as well as a private dining room.<\/p>\n
