{"id":16039,"date":"2026-05-21T21:28:27","date_gmt":"2026-05-21T21:28:27","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/16039\/"},"modified":"2026-05-21T21:28:27","modified_gmt":"2026-05-21T21:28:27","slug":"budgets-negative-gearing-changes-may-backfire-as-advisers-tell-investors-to-hold-on","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/16039\/","title":{"rendered":"Budget\u2019s negative gearing changes may backfire as advisers tell investors to hold on"},"content":{"rendered":"<p>20 hours ago.<\/p>\n<p>Updated\u00a019 hours ago<\/p>\n<p>The Australian Business Network<\/p>\n<p>Rasti Vaibhav, a former property executive with AMP and Westpac, who now runs the Get RARE Buyer\u2019s agency, said the government\u2019s decision to grandfather negative gearing has in\u00adadvertently created<a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/wealth\/investing\/budget-tax-hit-will-crush-young-peoples-path-to-wealth-advisers\/news-story\/022bb682cbb5fc6db50fba7e21c57596\" target=\"_self\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"022bb682cbb5fc6db50fba7e21c57596\" data-tgev-label=\"wealth\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\"> a ring-fenced segment of investors who can carry the rights to negatively gear their properties<\/a> into the distant future since there is no termination date for the arrangements.<\/p>\n<p>\u201cThe Treasurer just transferred tens of billions of dollars in latent tax value to existing owners,\u201d Mr Vaibhav said. <\/p>\n<p>He estimates the present value of the negative gearing privileges across the market is worth at least $27bn. He said negative gearing was worth about $18,000 per negatively geared property interest registered with the Australian Taxation Office.<\/p>\n<p>Grandfathering negative gearing means existing owners of negatively geared established property held on budget night, May 12, can continue to do so. <\/p>\n<p>Negatively geared property investors can claim losses relating to an investment property as a tax deduction. <\/p>\n<p>\u201cSelling your property would mean losing this protection forever,\u201d Mr Vaibhav said. \u201cMy recommendation is don\u2019t sell \u2026 unless it\u2019s absolutely necessary.\u201d <\/p>\n<p>Negative gearing will not be allowed on established properties bought after July 1, 2027. Only new properties will be eligible under the new rules. But the vast majority of negative gearing is currently held on established homes. <\/p>\n<p><a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/wealth\/property-investing\/new-tax-rules-to-cost-property-investors-250000-for-wrong-choice\/news-story\/b36c9f4426bf444c63526be5737273ed\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"b36c9f4426bf444c63526be5737273ed\" data-tgev-label=\"wealth\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\" target=\"_blank\">The negative gearing of new homes<\/a>, largely situated in outer suburbs, is regarded as a less lucrative investment option.<a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/business\/companies\/meriton-harry-triguboff-says-investors-will-swarm-new-apartment-builds-after-cgt-changes\/news-story\/b6122899104978a0ed0ad0f4fcbfe02a\" target=\"_self\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"b6122899104978a0ed0ad0f4fcbfe02a\" data-tgev-label=\"business\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\"> New properties in the metropolitan districts are mostly apartments<\/a>.<\/p>\n<p>\u201cTreasury\u2019s own assumption that half of negatively geared properties turn over within four to five years is now obsolete,\u201d Mr Vaibhav said.<\/p>\n<p>ProSolution Private Office founder Stuart Wemyss has always worked on the basis that a residential investment property has an internal rate of return of 11\u00a0per cent for the average investor. The internal rate of return is a measure of the ongoing profitability of a property. <\/p>\n<p>He said that calculation was no longer feasible, and the combination of a higher CGT tax along with the absence of negative gearing on existing properties brings that number down to 8.4 per cent.<\/p>\n<p>\u201cYou have to ask to what extent the tax benefits that are unique to that first owner will be reflected in the capital value of that asset,\u201d he said.<\/p>\n<p>For would-be property investors standing on the sidelines, the looming change to negative gearing also throws up some curious outcomes. <\/p>\n<p>Investors can go out and invest in residential investment property at any time before the new rules come into play on July 1, 2027, but since they were not existing owners on May 12, this group will not have their tax privileges extended.<\/p>\n<p>Mr Wemyss said the upside for existing investors will quickly become a downside for later investors when the rules restricting negative gearing to new properties are fully introduced.<\/p>\n<p>\u201cThe problem for the investor negatively gearing a new property is that when they go to sell, the next buyer, of course, won\u2019t get those benefits because it has become an established property \u2013 there are a lot of risks here.\u201d<\/p>\n<p>Getting a property financed under current conditions could also be challenging.<\/p>\n<p>Interest rates are rising, house prices are softening in Sydney and Melbourne and investors are still seeking clarity on many aspects of the budget changes. <\/p>\n<p>Moreover, banks have already said they are reviewing the terms of loans where the underlying investment plan is anchored by negative gearing tax concessions.<\/p>\n<p>There are also suggestions that under the terms of the negative gearing plan outlined by the government, where all properties owned before the new rules commence will still be allowable for negative gearing purposes, it would be possible for any homeowner to later move to a new primary residence and negatively gear the still-owned former home as an investment property.<\/p>\n<p>\u201cUnless they change that in the final legislation, that\u2019s my reading of it,\u201d Mr Wemyss said.<\/p>\n","protected":false},"excerpt":{"rendered":"20 hours ago.
