But it may matter little, with several factors conspiring to make borrowing to invest in these assets unattractive.<\/p>\n<p>For years Australians have used debt to grow their wealth, most prominently through taking out mortgages for investment properties, and many have used home equity loans or <a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/business\/wealth\/borrowing-to-buy-shares-is-less-popular-than-borrowing-for-property\/news-story\/dec17cd50373cf2d7202fb175fe789ed\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"dec17cd50373cf2d7202fb175fe789ed\" data-tgev-label=\"business\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\">margin lending to grow share portfolios<\/a> too. <\/p>\n<p>However, sharp rises in interest rates, <a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/wealth\/investing\/investors-face-shrinking-returns-as-asx-200-dividend-yields-fall\/news-story\/7191801c3c447c2ecad3e5c285fb3833\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"7191801c3c447c2ecad3e5c285fb3833\" data-tgev-label=\"wealth\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\">falling dividend yields<\/a> and uncertainty clouding financial markets mean it may not be a good time to gear into shares and other assets that were untouched by the <a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/wealth\/property-investing\/negative-gearing-clampdown-to-backfire-as-advisers-urge-investors-not-to-sell\/news-story\/94216c392229303e217473626df04c8e\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"94216c392229303e217473626df04c8e\" data-tgev-label=\"wealth\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\">Treasurer\u2019s negative gearing ban for established rental properties<\/a>.<\/p>\n<p>The looming <a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/wealth\/investing\/budget-tax-hit-will-crush-young-peoples-path-to-wealth-advisers\/news-story\/022bb682cbb5fc6db50fba7e21c57596\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"022bb682cbb5fc6db50fba7e21c57596\" data-tgev-label=\"wealth\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\">changes to capital gains tax<\/a> throw another spanner in the works. From July next year, share investors will lose the ability to claim the 50 per cent CGT discount on assets held for more than a year, and will also be slugged with a minimum CGT rate of 30 per cent.<\/p>\n<p>Borrowing to invest needs the numbers to stack up, and Baker Young managed portfolio analyst Toby Grimm said the interest rate was critical to the strategy.<\/p>\n<p>\u201cAt the end of the day, you make money out of borrowing to invest as long as your returns are greater than the cost of borrowing,\u201d he said.<\/p>\n<p>\u201cWith interest rates going up, it has narrowed that gap.\u201d<\/p>\n<p>The <a class=\"body-link\" href=\"https:\/\/www.rba.gov.au\/media-releases\/2026\/mr-26-12.html\" target=\"_blank\" rel=\"nofollow noopener\">Reserve Bank cash rate<\/a> has jumped from 0.1 per cent to 4.35 per cent in the past four years, pushing many interest rates for home equity investment loans above 7 per cent. Average margin lending interest rates are higher still, often between 9 and 11 per cent.<\/p>\n<p>Margin lending, where investors use their existing portfolio as loan security, has plummeted in popularity over the past 20 years. There were almost 250,000 margin loan accounts in Australia in December 2007, right before the global financial crisis, and today there are fewer than 75,000, according to RBA data.<\/p>\n<p>Mr Grimm said borrowers should understand that <a class=\"body-link\" href=\"https:\/\/www.theaustralian.com.au\/business\/markets\/australian-investors-missing-out-as-global-markets-pass-peak-uncertainty-over-iran-war\/news-story\/a95a60a281e4a3110c718fa835aa78d5\" target=\"_blank\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"a95a60a281e4a3110c718fa835aa78d5\" data-tgev-label=\"business\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\">investment returns for Australian shares <\/a>had averaged 8-9 per cent over the past decade, and \u201cthe equation really only works if you can borrow at rates lower than that\u201d.<\/p>\n<p>Dividend income helps investors cover their loan costs. The long-term average yield for Australian stocks has been just above 4 per cent, while average yields for global shares have been below 2.5 per cent.<\/p>\n<p>Four years ago, Australian dividend yields were above 4.5 per cent but today they are closer to 3.5 per cent.<\/p>\n<p>IG market analyst Tony Sycamore said yields were higher years ago when mining giants BHP, Rio Tinto and Fortescue were pocketing big profits from high iron ore prices.<\/p>\n<p>\u201cWe were one of the highest dividend-yielding stockmarkets in the world, and we are still probably not far away from it, but our dividend yield used to be up around 4.8 per cent and it\u2019s dropped away since then,\u201d he said.<\/p>\n<p>Mr Sycamore said margin lending was \u201chuge\u201d before the global financial crisis delivered a painful reality check to many investors.<\/p>\n<p>\u201cThe GFC broke the back of that (margin lending).
