{"id":18256,"date":"2026-05-25T20:03:05","date_gmt":"2026-05-25T20:03:05","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/18256\/"},"modified":"2026-05-25T20:03:05","modified_gmt":"2026-05-25T20:03:05","slug":"frasers-sells-melbournes-burwood-brickworks-mall-to-hmc-fund","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/18256\/","title":{"rendered":"Frasers Sells Melbourne&#8217;s Burwood Brickworks Mall to HMC Fund"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-451442\" class=\"size-full wp-image-451442 lazyload\" alt=\"Burwood Brickworks Shopping Centre\" width=\"780\" height=\"439\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/05\/Burwood-Brickworks-The-Worlds-Most-Sustainable-Shopping-Centre-resized-1920x1080-2-1024x576-1.webp\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"439\"\/><\/p>\n<p id=\"caption-attachment-451442\" class=\"wp-caption-text\">Frasers completed Burwood Brickworks Shopping Centre in 2019 (Image: Frasers Property)<\/p>\n<p>Frasers Property has sold an eastern Melbourne shopping centre to a private fund managed by\u00a0Sydney\u2019s HMC Capital for A$107.3 million ($77.3 million), marking the latest in a series of Australian divestments by the Singapore-based developer.<\/p>\n<p>The developer controlled by Thai billionaire Charoen Sirivadhanabhakdi marked the retail component of the Burwood Brickworks residential community <a href=\"https:\/\/www.frasersproperty.com.au\/portfolio\/retail\/vic\/burwood-brickworks-shopping-centre\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">as sold on its website on Monday<\/a>, with brokerage Stonebridge Property Group, which handled the sale together with CBRE, confirming closure of the deal in a LinkedIn post the same day.\u00a0<\/p>\n<p>\u201cThe transaction highlights continued investor demand for premium neighbourhood shopping centres, particularly given the difficulty in replicating assets of this quality,\u201d Stonebridge Property <a href=\"https:\/\/www.linkedin.com\/posts\/sold-burwood-brickworks-ugcPost-7461969357573742592-j2YK\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">said in the social media announcement<\/a>.<\/p>\n<p>Frasers\u2019 closure on the sale of the seven-year old community mall comes just one week after the company <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/retail\/frasers-selling-west-sydney-shopping-complex-to-vicinity-centres\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">agreed to sell the Eastern Creek Quarter<\/a> retail precinct in western Sydney for A$400 million, with the company continuing to market another Sydney shopping centre and a portfolio of Melbourne logistics assets.<\/p>\n<p>Prize Winning Community<\/p>\n<p>Burwood Brickworks Shopping Centre is located around 20 kilometres (12.4 miles) east of Melbourne\u2019s financial centre and supports Frasers\u2019 Burwood Brickworks <a href=\"https:\/\/www.frasersproperty.com.au\/portfolio\/residential\/vic\/burwood-brickworks\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">753-home residential community<\/a>,\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-444131\" class=\"size-full wp-image-444131 lazyload\" alt=\"Charoen Sirivadhanabhakdi\" width=\"735\" height=\"454\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/05\/Charoen-Sirivadhanabhakdi.jpg\"  data- data-eio-rwidth=\"735\" data-eio-rheight=\"454\"\/><\/p>\n<p id=\"caption-attachment-444131\" class=\"wp-caption-text\">Frasers Property chairman emeritus Charoen Sirivadhanabhakdi (Image: ThaiBev)<\/p>\n<p>The Burwood Brickworks project won the Property Council of Australia\u2019s Innovation &amp; Excellence Awards in 2025 for best mixed-use development and a 6 Star Green Star Design &amp; As Built <a href=\"https:\/\/www.frasersproperty.com\/press-releases\/2022\/march\/burwood-brickworks-receives-6-star-green-star-certification\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">rating from the Green Building Council <\/a>of Australia in March 2022.<\/p>\n<p>With anchor tenants supermarket chain Woolworths, liquor retailer Dan Murphy\u2019s and cinema operator Reading Cinemas, the shopping centre has a gross lettable area (GLA) of 13,334 square metres (143,500 square feet) with the centre\u2019s more than 40 tenants representing a mix of chain stores and local shops across food and dining, entertainment, retail services and health and wellbeing.<\/p>\n<p>The sale price translates to A$8,047 per square metre for the complex, according to Mingtiandi calculations. The complex had 99 percent occupancy with a weighted average lease expiry of 8.2 years, according to a sale analysis circulated by CBRE. Frasers and HMC Capital declined to comment.<\/p>\n<p>In addition to its deal to sell Eastern Creek Quarter to Sydney\u2019s Vicinity Centres, Frasers in April this year agreed to sell <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/barings-aware-buy-brisbane-btr-project-from-frasers\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">its 366-unit Brunswick &amp; Co development in Brisbane\u2019s Fortitude Valley<\/a> for a reported A$285 million.\u00a0<\/p>\n<p>The company continues to market Ed.Square Town Centre, a shopping and entertainment hub adjacent to Sydney\u2019s Edmondson Park Train Station for <a href=\"https:\/\/www.theaustralian.com.au\/business\/property\/commercial\/frasers-to-sell-off-sydney-centre-as-convenience-players-circle\/news-story\/7e329b7a3436702f2af0b9ae588c27c0\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">a reported A$250 million<\/a>, and brokers began promoting a portfolio of five of the company\u2019s Melbourne industrial assets <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/frasers-property-markets-sydney-retail-melbourne-industrial\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">in April<\/a>.<\/p>\n<p>Ramping Up Retail<\/p>\n<p>Aiming to pioneer US-style fund management in Australia, HMC Capital invests in real estate, digital infrastructure and alternative energy as well as corporate buyouts and private credit businesses, with about A$19.5 billion in assets under management. The HMC Australian Retail Partnership Fund has secured A$200 million of transactions this year, according to a presentation by the company on 24 February.<\/p>\n<p>In an update at an investor conference in Sydney on 6 May, chief executive David Di Pilla said the company was deploying A$600 million to reach A$1 billion in assets under management for the retail fund.
