Books a Date with State as Adelaide PBSA Endorsed"},"content":{"rendered":"<p>A 21-storey student housing tower has been endorsed for an Adelaide CBD site marketed 18 months ago by its state government vendor as a potential location for South Australia\u2019s tallest building.<\/p>\n<p>SA\u2019s State Commission Assessment Panel is due on May 27 to consider a recommendation of approval for PBSA specialist Journal\u2019s tower (pictured above), which is planned to overlook Adelaide University from the corner of North Terrace and Frome Street.<\/p>\n<p>A report to the panel by Department of Housing and Urban Development senior planner Hugh Wang said the 1028-bed tower exceeded the site\u2019s maximum building height by 21.25m but \u201cdemonstrates a high-quality design outcome\u201d.<\/p>\n<p>\u201cThe development adopts a podium and tower form that responds to the evolving high-rise context of North Terrace, provides active frontages and a publicly accessible plaza and integrates with the surrounding public realm,\u201d Wang\u2019s report, which recommends approval, said.<\/p>\n<p>If approved, the tower, designed by Cox Architecture, would occupy a <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/journal-pbsa-north-terrace-site-adelaide-university-sa-tallest-building\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/journal-pbsa-north-terrace-site-adelaide-university-sa-tallest-building\" target=\"_blank\" rel=\"noopener nofollow\">2750sq m plot that Journal bought from the state for $26.29-million earlier this year<\/a>.<\/p>\n<p>In November 2024, the government launched its marketing for the site by <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/adelaide-renewal-sa-land-tallest-tower\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/adelaide-renewal-sa-land-tallest-tower\" target=\"_blank\" rel=\"noopener nofollow\">spruiking it as a potential future location for Adelaide\u2019s tallest building<\/a>.<\/p>\n<p>At 21 storeys, Journal\u2019s development will fall well short of that lofty ambition, with the 36-storey Frome Central Tower One nearby and the <a href=\"https:\/\/www.theurbandeveloper.com\/articles\/market-square-adelaide-sa-matthew-khoo-icd-property-multiplex-status\" target=\"_blank\" rel=\"noopener nofollow\" data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/market-square-adelaide-sa-matthew-khoo-icd-property-multiplex-status\" data-mce->under-construction Market Square<\/a> recently topping Australia\u2019s main educational and cultural precinct.<\/p>\n<p>Journal\u2019s land is devoid of vegetation and is vacant, with previous buildings having been demolished.<\/p>\n<p>The tower would have no car bays, but there would be space for 101 bicycles and the Botanic Gardens tram stop is 75m away.<\/p>\n<p>The ground floor would be accessible to the public and have two commercial tenancies.<\/p>\n<p>A mezzanine level would have study areas and Level 1 a communal kitchen, dining areas, gymnasium, communcal laundry, landscaped terrace and lounge, games and cinema rooms.<\/p>\n<p>If approved, the tower would need to be substantially commenced within two years and completed in three years.<\/p>\n<p>Journal<a style=\"color:#000000\" target=\"_blank\">Brookfield<\/a> Management<a style=\"color:#000000\" href=\"https:\/\/www.linkedin.com\/company\/journal-student-living\/\" data-mce-href=\"https:\/\/www.linkedin.com\/company\/journal-student-living\/\" data-mce-style=\"color: #000000;\" data-mce- rel=\"nofollow noopener\" target=\"_blank\">\u2014<\/a>declined to comment
