{"id":2009,"date":"2026-04-30T07:28:10","date_gmt":"2026-04-30T07:28:10","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/2009\/"},"modified":"2026-04-30T07:28:10","modified_gmt":"2026-04-30T07:28:10","slug":"major-35m-plans-to-revitalise-dianella-plaza-shopping-centre-unveiled","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/2009\/","title":{"rendered":"Major $35m plans to revitalise Dianella Plaza shopping centre unveiled"},"content":{"rendered":"<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The first stage of a major redevelopment of Dianella Plaza Shopping Centre has been unveiled, with a $35 million plan to revitalise the precinct now officially lodged.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The owners, Greenpool Capital, are planning to demolish a significant portion of the existing Coles and build a brand-new, modern supermarket at the south-west end of the centre\u2019s site, adjacent to Grand Promenade.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">If approved, the project would represent the biggest changes to the centre since it was upgraded in the late 1980s.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The proposed upgrades in the first stage also include plans for 4,956sqm of new retail space within the existing plaza\u2019s footprint, alongside upgraded landscaping and new parking.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The shopping centre is located at the busy intersection of Alexander Drive and Grand Promenade; however, developers believe the current layout underutilises its street exposure.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/04\/09a560b9f489b7c46c2019fb627936959177fc5d.jpg\" alt=\"Concept images of the proposed redevelopment of Dianella Plaza\" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconConcept images of the proposed redevelopment of Dianella Plaza Credit: Supplied<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">According to the proposal, stage one of the project aims to establish a new interface with Grand Promenade and create a more pedestrian-friendly site layout, setting the foundations for a \u201cbroader revitalisation\u201d of the shopping centre and \u201cfuture mixed-use and public realm improvements.\u201d<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cStage one of the Dianella Shopping Centre redevelopment aspires to deliver a high-quality redevelopment of the centre that will support the revitalisation and modernisation of the Dianella Plaza Precinct,\u201d the development application stated.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cBy refreshing the anchor fresh food precinct, Dianella Plaza will become a destination that will grow and evolve with the needs of the community.\u201d<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">With minimal interaction with the surrounding streetscapes, the developers believe the centre is currently too \u201cinward focused\u201d, so the major redevelopment is intended to improve its street presence and visibility.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/04\/5f7977fe2bd07510df4ffd2058a0e525b3e04d74.jpg\" alt=\"If approved, the redevelopment would represent the biggest changes to the centre in nearly 40 years.\" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconIf approved, the redevelopment would represent the biggest changes to the centre in nearly 40 years. Credit: Supplied<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cThe relocation of the Coles tenancy creates the opportunity to repurpose this section of the site and redefine the movement patterns and wayfinding connections into the shopping centre,\u201d they said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cThis relocation will allow for greater pedestrian movement throughout Dianella Plaza that will contribute towards broader goals of the precinct\u2019s revitalisation as a key District Centre.\u201d<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Opening in 1968, Dianella Plaza is nearly 60 years old.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Perth-based funds manager Greenpool Capital purchased the shopping centre in late 2023 for $76.25 million.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/04\/1fbcfc6bac93711d6bf43bdf1862c89d4f10d580.jpg\" alt=\"A site plan of the proposed upgrades to Dianella Plaza Shopping Centre.\" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconA site plan of the proposed upgrades to Dianella Plaza Shopping Centre.
